Fremont County is a little different from many of our local markets, especially with the amount of second homes and investment properties in areas like Island Park.

Right now, there are 157 active properties, 31 pending, and 7.2 months of inventory. That means buyers have options, but homes are still moving.

The short version: homes are selling, but they’re taking longer and buyers have more time to make decisions.

For buyers, that can mean less pressure to make a snap decision and a little more room to be thoughtful about the home and the price.
For sellers, pricing your home correctly from the beginning is more important than ever. If a home sits on the market for a long time, that can be a sign that something needs to change.

The good news? There are still roughly 21 homes selling each month in Fremont County. The market isn’t stopped! It just requires a little more strategy than it did in a faster market.

The Idaho Falls real estate market is still moving! 🏡

Looking at the last six months across the Bonneville, Thunder Ridge, Idaho Falls, Hillcrest, and Skyline high school districts, 888 homes sold—averaging about 148–150 sales per month.

For those homes that sold, the average time on market was 51 days, and sellers received an average of 99% of their current list price.
