Davidson County Property Revaluation — What Homeowners Need to Know
A lot of people around Davidson County are opening their new property assessments and having the same reaction my wife and I did…
“Wait… our house is worth HOW much now?”
So I wanted to break down what’s actually happening with the county revaluation and what it could mean for your property taxes.
First off — this revaluation wasn’t optional. The North Carolina Department of Revenue required Davidson County to update property values this year. One of the main reasons is something called the sales ratio, which basically compares what homes are actually selling for versus what they’re currently taxed at.
And as most of us already know from watching the market the last few years…
homes have been selling for a lot more than their old tax values.
Now here’s the important part that many people miss.
Even though property values are going up, the county commissioners are discussing lowering the tax rate to offset those increases.
Right now the county tax rate is $0.54 per $100 of assessed value, which equals 0.54%.
Based on early estimates, a rate around 0.366% would make the change roughly revenue neutral — meaning the county collects about the same amount overall even though property values went up.
The final tax rate will be officially set in June, and tax bills will go out in July.
So if you’re trying to estimate your new tax bill, don’t use the current 0.54% rate. Use the estimated 0.366% rate instead.
Example:
If your home’s new value is $300,000
$300,000 × 0.366% = about $1,098 per year in county property tax
Just remember — that number does NOT include fire tax or town taxes if you live inside a municipality.

What if your value went up way too much?
I’m already hearing from several homeowners whose values jumped 40%, 50%, or even higher.
If you think the new value on your property doesn’t reflect reality, you absolutely have the right to file an appeal.
Here are a couple important things to know:
• Appeals cannot be submitted by phone
• They must be filed online, by mail, or in person
• Deadline to appeal is April 30, 2026

Before you appeal, it’s smart to look at recent comparable sales near your home to see if the value actually lines up with the market.

Because remember — the county’s value should reflect what your home could realistically sell for, not just a computer estimate.
