The Houston market is gaining momentum as we move into the summer season.

• Pending sales: ⬆️ 9.4%
• Median home price: $332,000
• Average home price: $428,709
• Inventory: 4.9 months supply
• Days on Market: 60 days

💡 What does this mean?

More homes are hitting the market, buyers have more negotiating power, and affordability is improving as mortgage rates continue to soften.

Houston is no longer in the extreme frenzy we saw during the pandemic.

This is becoming a more balanced market and for many buyers, that creates opportunity.

Houston housing affordability improved in Q1 2026.

• 42% of Houston households can now afford a median-priced home, up from 37% last year
• Median home price dropped to $331,500
• Average monthly payment decreased from $2,580 to around $2,400
• Required income to purchase a median-priced home dropped to approximately $96,000
• Rental affordability also improved, with average lease prices down to $2,050

Texas overall also moved up to 42% affordability, putting Houston among the more affordable major metros in the state.

So let me challenge you with this:
