A bank pre-approval tells you how much you can borrow — not how comfortably you can live. And in today’s market, becoming house-poor is one of the biggest mistakes I see buyers make.

Here’s a simple way I help my clients stay financially confident using the 30% Rule + the Gap Method:

1️⃣ The Number: Take your gross monthly income and multiply it by 30%. That’s the max your mortgage, taxes, and insurance should be.
2️⃣ The Reality Check: If that number is higher than what you’re paying in rent, don’t rush just because the bank says you qualify.
3️⃣ The Gap Test: Take the difference and move it into a separate savings account every payday.

Do this for 60 days. Why? Because life happens. If you can’t live comfortably without that extra money for two months, that price range may be stretching you too thin. The good news? That “gap” money can go straight toward a stronger down payment instead 📈
