Hey future homeowners! 🏡✨

There’s a BIG update coming on August 17th that you’ll want to know about! If you’re a pro at buying or selling homes, this might be old news. But if you’re new to the game, you’re gonna want to hear this! 😄

Starting August 17th, every real estate agent will need a signed buyer’s representation agreement to show you those gorgeous homes you’re eyeing. These are nothing new and most agents have been using them as standard practice for most, if not all of their careers. The only difference now, is they’ll be required.

“So, what’s the real change?”
Great question! From now on, I can’t give home tours or show properties without that signed agreement, and MLS listings won’t include details about the buyer’s agent compensation.

No need to worry! Me and my REALTOR® friends are just making home buying a little more formal these days. 🥰

It feels like we are just starting to recover from the spring storms that recently hit and now Hurricane Beryl is heading in our direction. Here are a few tips our family and friends plans to do as we prepare for the hurricane to hit the Houston area.

1️⃣ Pack an emergency kit with cash, prescription meds, and three days’ food and water for people and pets, including special needs items.

2️⃣ Scan important documents and upload them online. Store physical copies in a fireproof, watertight container and take them with you. Use FEMA’s Emergency Financial First Aid Kit checklist.

3️⃣ Set your fridge and freezer to the coldest settings, move fridge items to the freezer, and add ice containers if needed. A full freezer stays cold for 48 hours without power.

4️⃣ Secure household chemicals by tightening lids and moving them to high shelves away from flooding. Mixed chemicals can be dangerous.

5️⃣ Clear the yard and secure windows. Trim tree branches, secure gutters, move outdoor items indoors or tie them down, and board up windows and doors with storm shutters.

👉🏼 Fresh water flooding in the inland areas often times leads to death following hurricanes. Turn around and don’t drown!

There’s a HUGE opportunity for savings that most don’t even know to ask about. ⬇️

“What interest rate buy-downs are available?”

Ask your lender this to explore your options and costs. Discuss with your agent how willing sellers might be to cover a buy-down.

There are 2 types of interest rate buy downs:

1️⃣ Permanent Buy Downs You and/or the seller pay extra costs for a lower interest rate. **PRO** Secure a lower rate without needing to refinance. 
**CON** If you refinance to sell the home to soon, the extra costs may not be worth it.

2️⃣ Temporary Buy-Downs
The seller or builder pays to reduce your interest rate for the first few years.
Example: A 2-1 buy-down: 2% lower rate in the first year, 1% lower in the second, then back to the normal rate.
**PRO** Cheaper upfront and often covered by sellers if you negotiate well.
**CON** Be prepared to pay the normal rate in the 3rd year (current rates are around 7%).

In a competitive market, convincing sellers to cover a buy-down might be challenging, so be ready to discuss strategies ahead of time!
