Yesterday the lights were out, but today the vision is crystal clear. ✨

I spent part of my weekend finishing up the Timeline section for our Rightsizing Roadmap binders.

One of the most common things I hear from neighbors is that they feel overwhelmed because they don't know in what order to get started. Declutter first? Call the stager, or, look at new homes?

As a Senior Transitions Guide, my job is to take that guesswork away. I’ve laid out a 90 day checklist in this binder that shows you exactly what to do and when to do it. It’s about making the move feel like a manageable walk instead of a steep climb.

It was a gorgeous morning, so, I spent some time on the trail today reviewing the math for our upcoming Rightsizing Roadmap seminar. 🧭✨

I know, I know. Property Tax isn't exactly the most relaxing topic for a walk! But in my work helping neighbors navigate their next chapter, it’s the #1 question I get: 'Can I really move without my taxes going crazy?’ The answer is Yes. In Texas, your over-65 tax ceiling is portable. You can keep the savings you've worked so hard for; you just move them to a home that actually fits your life today.

I’ve put the step-by-step 'Portability Worksheet' right here in these binders. We’re going to sit down and walk through the math together on April 22nd so you can see exactly what your 'Found Money' looks like.

I was out on the trail early this morning and really started feeling the weight of this pack. It got me thinking about how our homes can start to feel the same way after the kids move out. We love the space but eventually the 'weight' of maintaining it all starts to slow us down.

I’m putting together a video for tomorrow morning about the 'Ghost Room Tax'. It’s basically the hidden cost of those empty rooms upstairs. It’s a real eye-opener. Hope you’ll take a second to watch it tomorrow!

Have you seen one of these in your mailbox lately?

They arrive as bright yellow flyers or handwritten letters, promising a "stress-free, all-cash closing" in as little as seven days. For many of my neighbors in Fort Bend County who are feeling overwhelmed by the maintenance of a large, two-story home, these offers can sound like a lifeline.

But here is what they don't tell you:

These predatory "as-is" buyers often target seniors specifically, hoping to purchase your home for 60% to 70% of its actual market value. They rely on the "overwhelm factor" to convince you that your equity is worth less than it truly is.

Your home is likely your largest financial asset. You have worked decades to build that equity and you deserve to keep it. Rightsizing should mean moving toward a better lifestyle, not leaving your hard-earned wealth on the table.
