A closing coordinator called me yesterday asking if I could handle a Friday afternoon signing for a first-time homebuyer.

Documents were 47 pages. Borrower had a hearing impairment and needed the notary to speak clearly and slowly, face the borrower directly, and pause frequently.

Standard package would have taken 45 minutes. This one took 90.

That is fine. This is service work. When the borrower needs a slower, clearer, more patient signing — the notary either provides it or gets replaced by one who does.

Closed. Signed. Uploaded to the title company. Borrower texted me the next morning to say she felt genuinely respected during the process.

The three most common notary mistakes I see when I get called in to fix another notary's work:

1. Missing or incorrect notarial certificate. The document had a signature line but no proper acknowledgment or jurat wording. The notary stamped it anyway. Now the document has no legal effect and the parties have to redo everything.

2. Improper ID verification. Notary accepted an expired ID. Or accepted a photocopy. Or notarized for someone whose name did not match the ID. Every one of these can void the notarization and expose the notary to civil liability.

3. Notarizing without the signer present. Someone dropped off pre-signed documents and asked the notary to add the seal. Some notaries do it. Every state — including Texas — requires the signer be physically present (or on a Texas-compliant RON session). No exceptions.

None of these are hard rules to follow. But when a notary is trying to squeeze in one more signing before the end of the day, corners get cut.

The title company relationship is the single highest-leverage thing a mobile notary can build.

Not marketing. Not paid ads. Not Google Business Profile posts. The relationship with the escrow officer or closing coordinator who decides which notary gets the assignment.

Here's how I actually built mine:

1. I introduced myself in person, not by email. Walked into three title company offices in Pearland and Sugar Land my first month. Brought my capability sheet. Left my card.

2. I confirmed every signing appointment the same morning. Text the borrower + email the escrow officer. Nobody has to wonder if I showed up.

3. I called the escrow officer the same day I completed the signing. Not to invoice — to give them a five-second summary: "signing done, docs uploaded, borrower had one question about the wire timeline and I answered it."

4. I never took a signing assignment I couldn't confirm attendance for. Cancelling on a title company once costs you the whole relationship.

Two years in. I have three title companies that call me first for their Greater Houston signings. That's more valuable than any marketing budget I could run.

"Can you come out on a Saturday?"

Honest answer: I keep SignaFlex to Monday through Friday. That's a boundary I hold on purpose — weekends are family time, and I do my best work when I'm not running on empty.

What I do offer during the week: flexible early and late hours, 7 AM to 7 PM, with same-week appointments most of the time. If a loan needs to close Thursday evening or a signer can only meet at 7 AM before work, I can make that work.
