🚨 CASH BUYERS — READ THIS CAREFULLY 🚨

Starting March 1, 2026, new federal reporting requirements will impact certain residential real estate transactions.

If you are purchasing:

• In cash
• Through an LLC
• Through a trust
• Using seller financing, hard money, or private lending

Your transaction may now be reported under new rules issued by the Financial Crimes Enforcement Network (FinCEN).

There is no minimum purchase price.

This is about transparency in non-institutionally financed residential purchases — and many investors don’t realize how broad this rule is.

What this means:
✔ Additional disclosure requirements
✔ Beneficial ownership reporting
✔ More documentation at closing
✔ Increased federal oversight

This does NOT mean you shouldn’t invest.
It means you should structure properly and plan ahead.
