Recently settled an easement case favorably for my client who was faced with this sign upon returning to her home after dealing with the death of her husband. She had used the road for more than 10 years, but her new neighbors thought they could leverage her to sell her property. There was a complicated title history between the two properties involving abandoned roads and lots by original developer, tax foreclosures, and errant property descriptions. I was able to establish an easement for my client and settle for a nominal amount. Reach out if you want to know more about easements.
