Wanted to share my first official full-gut rehab. I may have gone over my budget but I have an emotional attachment to this neighborhood as I grew up here and want to revitalize it. Here’s the rough break down:
Purchase Price: $130k
Rehab: $40k
Closing cost/holding cost: $10k
Approx ARV: $200k-$220k
Rent: $1500-1600
(New roof, PEX plumbing, New HVAC, New Electrical Box, Foundation Repaired)
