If you are buying real estate, you should always get title insurance before or at the time of your purchase. It is customary (but not required) for the seller to pay for the insurance policy. The company will first issue a "commitment," which will show the status of title to the property and what is necessary to make sure you will get good title. When those requirements are met the insurance policy, when issued, will provide protection for your purchase. If you don't get title insurance and you don't get good title from your seller, your only remedy will be against the seller, and sometimes that is an empty remedy.

Keep in mind when buying auto insurance that uninsured and underinsured insurance gives you coverage in the event that a driver of another vehicle causes a collision and does not have insurance, or enough insurance, to pay you for your loss. I have seen many instances when an insurance agent had the customer reject this coverage to keep their premiums low. Be aware of what you are giving up if you decide to reject this insurance.

I have learned a few things over the years in representing people in divorce cases. One is that if you are having marital problems but you love your spouse and want to preserve your marriage, never threaten divorce. That is a genie that is hard to put back in the bottle. Have your verbal spats and make up the next day. That's part of most marriages. But never use the "D" word unless you really want a divorce. As they say, be careful what you ask for.

If you ever get In an auto accident, be careful what you say to a police officer when he asks if you are hurt. You may not think you are injured, but you may have soft tissue (muscles and ligaments) injuries that won't be apparent until the next day or even several days later. If you tell the officer "I'm fine," and that statement goes in his report, it will be hard to convince anyone later that you have injuries. You might want to say something like, "I don't think I have any broken bones if that's what you mean." I've had many clients who did not know they were hurt just after a collision but within a few days began experiencing back problems that lasted for months or even years.

(This particular call was at 3 a.m. several years ago)
Caller: Ben, how can I call George W. Bush?
GBB: He is the Governor, Helen, and he lives in the Governor's mansion in Austin.
Caller, Well, I've tried to call there, and nobody answers.
GBB: Helen, do you know what time it is?
Caller: Yes, it's three o'clock in the morning, and he ought to be home.

I wish I had made a note of all the calls I have had since I began practicing law from people just wanting free legal advice, or sometimes just advice on any subject. From a conversation last week:
Caller: How much does a bus ride cost from Little Rock to Dallas?
GBB: Sir, you have reached a lawyer's office, not the bus station.
Caller: Oh, OK. While I have you on the phone, what can you do if someone did something bad to you and you know who it was but you can't prove it?
GBB: That bus ride will probably cost about a hundred dollars. Thanks for calling. Goodbye.
