Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

🏡 THE BEST DEAL ISN'T ALWAYS THE LOWEST PRICE!

When people think about getting a great deal in real estate, the first thing that usually comes to mind is...

💰 PRICE!

And don't get me wrong. Price matters!

But here's something I've learned over the years...

The BEST deal isn't always the one with the LOWEST price or the HIGHEST offer.

🔑 FOR BUYERS:

That house with the lowest asking price might need expensive repairs, have unexpected issues, or require more money after closing than you anticipated.

Sometimes paying a little more for the RIGHT home can make better financial sense than getting a bargain on the WRONG one.

🏡 FOR SELLERS:

The highest offer isn't automatically the strongest offer.

Financing, contingencies, earnest money, closing timelines, and the buyer's ability to actually close all matter.

An offer that's a little lower but has stronger terms might be the better choice.

🤝 FOR EVERYONE:

A successful real estate transaction isn't just about winning a negotiation.

It's about making informed decisions, understanding the risks, protecting your interests, and getting to the closing table with confidence.

💚 HERE'S THE BOTTOM LINE:

A GREAT DEAL ISN'T JUST ABOUT THE PRICE. IT'S ABOUT THE ENTIRE PACKAGE.

That's why having someone in your corner who can help you evaluate more than just the dollar signs matters.

📊 "I need to know what my current home is worth."

🔑 "I need to be completely ready to buy or sell."

📅 "I need to know exactly when I want to move."

But here's the thing...

YOU DON'T HAVE TO HAVE ALL THE ANSWERS BEFORE WE HAVE THE FIRST CONVERSATION.

That's actually part of what I'm here for!
