Here in New Jersey, we saw listings increase by 13.86%, with the median price now hovering around $575,000. There are a few bright spots: markets with more new construction and slower demand are offering buyers more leverage, with homes sitting on the market a bit longer. Still, even as mortgage rates ticked up, sales have climbed—thanks in large part to steady job and income growth nationwide.

The outlook on affordability is mixed right now. Incomes are rising faster than home prices, which is a positive shift, but higher mortgage rates remain the biggest hurdle in the short term. While there’s hope this disruption is short-lived, a prolonged conflict could delay a full recovery until early 2027, and we may see more trade friction before the year’s out.

Cost management is top of mind for everyone, with higher fuel, materials, and logistics driving up expenses and making new construction tougher to justify—which is opening doors for those ready to reposition existing assets. Artificial intelligence isn’t changing every market the same way; instead, it’s dividing them, especially as the need for affordable, reliable power takes center stage when making portfolio, growth, and leasing decisions.

For fellow investors, now’s the time to monitor markets closely and focus on steady income growth. For occupiers, scenario planning and building resilient, flexible operations are key.
