Is the county's value on your property actually too high, or does it just feel that way? Those are different questions, and only one of them wins a property tax appeal.

Part 2 of our Florida Property Tax Series walks through five practical tests: whether the county's records describe your property correctly, whether the comparable sales really compare, whether damage or condition problems existed on January 1, what the income says for rental property, and whether the real problem is a cap or portability error rather than market value.

It also covers the honest math: when a challenge is worth the cost, and when an informal correction makes more sense.

Your Florida TRIM notice arrived, and the number went up. Before assuming the market is to blame, it is worth knowing that a higher assessment can come from four very different places: rising values, a transfer that reset your cap, a new improvement, or an exemption that quietly disappeared.

Part 1 of our new Florida Property Tax Series explains, in plain language, what each line on the notice means, why buying a home in 2025 can produce a startling 2026 reset, how the Save Our Homes cap really works, and how portability can carry part of your old tax benefit to a new Florida home.

The deadlines to challenge 2026 values arrive in mid-September, so this is the month to read the notice carefully.

Many families learn this the hard way: leaving money directly to a child with a disability, even with the best intentions, can suspend the benefits that child relies on until the money is spent down.

Our new article explains, in plain language, the tool families most often ask about: the special needs trust. It covers how these trusts can hold assets for a child without counting against needs-based benefits, why it matters enormously whose money funds the trust, and why grandparents and relatives are often asked to redirect gifts into an existing trust rather than naming the child directly.

It also talks honestly about the drawbacks, and about alternatives like Florida's ABLE accounts, which have a meaningful new eligibility rule for 2026.

Here is a question most business owners have never put in writing: if you or your business partner could no longer stay in the business tomorrow, who would own that share, what would it be worth, and where would the money come from?

That is exactly what a buy-sell agreement settles, and our new article explains it in plain language: who typically considers one, the events that should trigger it (death is only one of them), the three common ways a buyout can be structured, how the interest gets valued, and why the funding plan matters as much as the price.

It also covers a 2024 Supreme Court decision that has many owners taking a fresh look at agreements funded with company-owned life insurance.

Can the same dollars support a cause you love, provide income for your family, and reduce taxes? That is the idea behind charitable trusts, and our new article explains how they work in plain language.

There are two mirror-image versions. A charitable remainder trust pays you first, for life or a set term, with what remains going to charity. A charitable lead trust pays charity first, with what remains going to your children or other heirs.

Both come with real trade-offs: they are irrevocable, the rules are strict, and the tax benefits have limits worth understanding before anything is signed.

The article walks through both structures, the 2026 numbers, hypothetical examples, and what Florida law has to say.

If you have ever heard the phrase "tax opinion letter" and wondered what it actually means, our new article is for you.

In plain language, a tax opinion is a written judgment from a tax attorney predicting how a particular tax position would hold up if the IRS challenged it in court. It can play an important role: helping people make informed decisions before a deal closes, and in some cases supporting a defense against IRS penalties.

But it has real limits too. It is a professional judgment, not a guarantee, and it never reduces the underlying tax or interest.

Our latest article walks through what these letters are, the different confidence levels they come in, when they tend to be used, and where their limits lie.

Think a COVID-era tax refund deadline has already passed? It may not be that simple.

There is a real legal disagreement about how the COVID disaster period affects the clock on refund claims. Under one reading, July 10, 2026 is the last day for a whole category of claims that would otherwise look expired.

Here is the catch in plain terms: a 2020 return filed and paid in April 2021 could be too late under one view, yet still open until July 10, 2026 under another. Same facts, opposite results.

Our latest article explains both readings, walks through a clear example, and points out a second rule that can limit how much you actually get back. If a 2019 through 2022 refund deadline seems to have just slipped by, do not assume the door is closed.

When taxpayers think about recovering money from the IRS for the COVID-19 period, they usually think about penalties. The interest may be the bigger story.

Our new deep dive explains why. The governing statute reaches interest, not just filing deadlines, and the disaster period is to be disregarded in the same manner. There is also a side most people miss: through the same framework, the IRS may actually owe overpayment interest back to taxpayers.

These questions are still being decided in court, which is exactly why timing matters. A protective claim filed before July 10, 2026 preserves your position while the open issues are resolved.

Most talk about COVID-era IRS relief centers on individual income tax. But what about the payroll and business tax penalties your company took on during the pandemic?

The same reasoning from the Abdo and Kwong rulings reaches business and employment taxes. Penalties from 2020 through 2022 were often steep, and many of them may be recoverable. Practitioners treat July 10, 2026 as a critical deadline for these claims.

Our new article breaks down which returns may qualify, which penalties are worth a second look, and what to do next.
