Roaches from the drain lines continues...

After dealing with a serious roach problem, we ran a camera through the drain lines and found cracks in the old cast iron pipes. Those cracks were allowing roaches to come out and spread throughout the house.

Instead of breaking through the slab and tearing up the floors, the repair plan was to tunnel underneath the home and replace the damaged cast iron with PVC.

This is a good reminder that some property issues are not just surface-level problems. Sometimes, the real cause is hidden behind walls, under floors, or inside the plumbing system.

If you are dealing with recurring issues in your home, whether it is pests, water damage, plumbing problems, or unexplained damage, it is important to find the source before assuming it is a simple fix.

It looked like it was raining inside her condo unit.

Water was pouring down from the upstairs neighbor’s unit, and every minute mattered. But when the property manager tried to access the unit, the neighbor had changed the lock and failed to provide a new key.

The fire department had to be called to break down the door, and water continued coming into my client’s unit for about 45 minutes before it could be shut off.

In this case, the issue came down to carelessness: failing to shut off the water when required and failing to provide property management with access in case of an emergency.

Because of the facts, we were able to show that the upstairs neighbor’s negligence caused the damage and pursue the claim through their insurance company.

If water damage in your condo was caused by another unit, the association, or someone else’s failure to follow the rules, it is important to understand who may actually be responsible.

Many property owners do not realize their policy may include a water damage limit.

This can happen when a policy renews. You may think you have the same coverage you had before, but new limits or changes may have been added to the policy, including a $10,000 water damage limit.

That can be a serious issue if a leak, plumbing problem, or water loss causes damage that costs far more to repair.

Before your policy renews, do not just look at the premium. Review the actual coverage. Ask your insurance broker or agent if anything changed, what limits apply, and whether water damage coverage has been reduced or restricted.

And if you already have a current policy, check it now. Do not wait until damage happens to find out your coverage is limited.

A cheaper policy or quiet renewal change can cost you much more when you actually need to file a claim.

Be proactive. Review your policy. Ask questions. Know what coverage you have before there is a loss.

Prior insurance claims are not something to hide.

When filing a property insurance claim, being open and accurate about previous losses can make a big difference. Insurance companies may ask about prior claims during a recorded statement, an examination under oath, or even when reviewing your original application.

If you had a previous loss, disclose it and be prepared to explain what repairs were made. Failing to mention prior claims can create unnecessary questions, delays, and complications later in the process.

Transparency from the beginning can help keep the focus where it belongs: on the facts of your current claim.

Do not repair your home damage before the insurance company has a chance to inspect it.

One of the biggest mistakes property owners can make after a loss is fixing everything first and then trying to report the claim later.

Your insurance policy may require you to promptly report the loss and give the insurance company an opportunity to inspect the damage. If the repairs are already done, it can be much harder to prove what happened, what was damaged, and what needed to be repaired.

Photos help, but they may not be enough. Once the damaged materials are removed or replaced, important evidence can be lost.

Before making major repairs, document the damage, report the claim, and make sure you understand what your policy requires.

Protect the evidence before you accidentally hurt your own claim.

Just when you think you’ve seen every kind of condo water-loss claim… a cat turns on the kitchen sink. 🐈💧

In this case, more than 10 units reportedly suffered water damage after a cat managed to turn on a faucet overnight. It’s a surprising example of how quickly a small incident in one unit can create significant damage throughout a condominium building.

When water damage affects multiple units, questions about responsibility, insurance coverage, and recovery can become complicated. Understanding what caused the loss and which policies may apply is an important first step.

And apparently… keep an eye on your cats. 😅
