MORE HOMEOWNER FREEDOM!!
Section 720.3045, Florida Statutes was created during the recent legislative session as part of House Bill 437. This section prevents associations from restricting the installation, display and storage of “any item” on a parcel that is not visible from the parcel’s frontage or an adjacent parcel, unless same are prohibited by general law or local ordinance. This means that homeowners and residents of such parcels are permitted to install artificial turf or install items within such areas of the parcels and/or maintain recreational vehicles, campers, boats and other items in such areas.

Section 720.3045, Florida Statute specifically reads as follows:
. . Regardless of any covenants, restrictions, bylaws, rules, or requirements of an association, and unless prohibited by general law or local ordinance, an association may not restrict parcel owners or their tenants from installing, displaying, or storing any items on a parcel which are not visible from the parcel’s frontage or an adjacent parcel, including, but not limited to, artificial turf, boats, flags, and recreational vehicles, sports equipment etc.

County Civil Limits Increased to $50,000

On January 1, 2023, the limits on the amounts in dispute for civil cases heard in Florida’s county courts increased from $30,000 to $50,000.

The $8,000 small claims limit will remain the same.

Hi ho hi ho it's off to court we go.... in my office.... on my computer.... wait that's not how it's supposed to be. No, but I am nooooot complaining. Taking three times the cases and moving things right along... hoping the judiciary keeps many of these practices around post Covid. Loving the efficiency and being able to pass that savings on to my clients.

On January 1, 2020, changes in Florida state law and the Florida Rules of Procedure will go into effect, changing where a variety of court actions are heard.

County court jurisdictional thresholds increase to $30,000 on January 1, 2020, and to $50,000 on January 1, 2023.

Small claims cases on January 1, 2020, will include cases up to $8,000
