A hard truth nobody likes talking about: Waiting too long to buy a home can cost you more than high interest rates ever will.

According to Realtor.com’s 2026 Generational Wealth & Housing Report:

Buy by 30 → +22.5% net worth by age 50. Wait until your mid-30s → that advantage is nearly cut in half. After 43 → the wealth-building benefit disappears

Everyone wants the “perfect” time to buy.

The problem? Wealth building tends to reward action more than perfect timing.

No, this does not mean everyone should rush out and buy tomorrow. The wrong house, wrong finances, or wrong timing is still a bad decision. But waiting indefinitely because you’re “not sure”? That has a cost too.

Forward this to the person who keeps saying, “I’ll wait another year.”

The list price is just the starting point.

What a home actually sells for in Hingham depends on a lot more than the number your agent puts in the MLS and the data from neighborhoods like Crow Point, Bradley Park, and Liberty Pole proves it.

Some homes sold $366K over asking in 8 days. One sold $79,900 under asking after 50 days on the market. Same town. Same timeframe. Very different outcomes.

The difference? Pricing strategy, timing, condition, and how the home was positioned when it hit the market.

The commute options were a big factor on why we chose to live in Hingham.

My husband takes the ferry almost daily. I mix it up, ferry if the weather is nice and it makes sense, commuter rail mostly when I’m headed to Back Bay. Our youngest has figured out the train schedule better than most adults I know, and he can ride to and from school with a huge group of classmates.

Having flexibility and real options, not just one way in, was a bigger factor in our decision than I expected. And it’s one of the first things I talk through with anyone who’s seriously considering the South Shore because driving can be brutal.
