📊 JULY 2026 MARKET UPDATE | Amelia Island–Nassau County
Is our local market beginning to find its balance? The July numbers give us some encouraging signs. One month doesn’t make a trend, but there are reasons to believe we may be moving in that direction.
Single-Family Homes
• 127 closed sales — down 3.1% year-over-year
• Median sale price: $470,000 — down 5.8%
• Average sale price: $644,317 — down 2.4%
• Median time to contract: 74 days — up 32.1%
• 188 new listings — up 6.2%
• 148 pending sales — up 5.7%
The increase in pending sales is especially interesting. More buyers are writing contracts while sellers are bringing more homes to market—a potentially positive sign of renewed activity.
The condo market tells a slightly different story. The median sale price increased 0.4% to $670,000, while the average sale price jumped 21.2% to $946,857. Pending sales increased 17.6%, while inventory declined 22.8%. With 6.8 months of supply, condos remain more favorable to buyers, making pricing, condition, and presentation especially important.
The takeaway for sellers: Strategic pricing matters. Well-positioned homes are attracting attention, while overpriced properties are sitting longer—and often aren’t getting showings.
For buyers, increased time on market can create opportunities to negotiate and make thoughtful decisions.
