Did you know you may be able to pass your home to your loved ones without going through probate?
Lady bird deeds and transfer on death deeds are two lesser-known estate planning tools that let you do exactly that — and they're simpler and less expensive than drafting a full will or trust.
With either deed, you stay in complete control of your property during your lifetime. You can sell it, refinance it, or change your beneficiaries at any time. Your heirs only receive the property after you pass — which also means their creditors can't make any claim on it while you're alive.
These deeds are currently recognized in over 30 states. But they do have limitations — they only cover real estate, filing mistakes can create costly title problems, and most states require you to sign while you still have full mental capacity.
