We might be in a "sweet spot" right now for those of you shopping or beginning to shop for real estate. Interest rates are approaching the lowest average we've seen since October 2024, and buyers still have negotiation leverage in many cases for houses that have been on the market for a while. IF we were to see a significant interest rate drop in the near future, the logical result of that will be a surge in buyer activity, meaning increased competition and negotiation leverage swaying more toward Sellers. We can't predict the future with complete certainty, but this scenario is not unlikely.

If you've been on the sidelines and unsure about how or when to move forward with a purchase (Nashville or ANYWHERE in the USA), I'm that guy with a phone glued to my ear for several hours every day - make use of it. 😀 Happy house hunting, friends! 🏡

Surround yourself with people who actually have skin in the game and you lessen the chance of being caught off guard. I’ve been telling you this for a year now - STOP EXPECTING INTEREST RATES TO DROP. If you can adjust / budget for current market conditions, you won’t be caught in the absolute cluster #$&@ of buyers doing the exact same thing - waiting. The first sign of a rate drop and the market is going to be flooded. Multiple offers will dominate once again and we’re going to experience unpredictable price inflation. My opinion, you’re going to want to already own a home when that happens. 😉
