Not every house is selling for over asking anymore.

In fact, it’s down to about 1 in 4 homes today, compared to nearly half in 2021.

And that's a good sign for buyers. It means the market is getting back to normal.

Now, this is going to vary by area. But overall, it means you may find sellers with more wiggle room on their price today. And in a lot of places, negotiation is back on the table.

Some transactions stay with you long after closing day. ❤️

Recently, I had the privilege of helping a wonderful family purchase a condo for their son, Vidal. A few days later, I received the sweetest surprise—a collection of greeting cards and a tote featuring Vidal’s artwork, along with a heartfelt thank-you note.

Vidal has been drawing since he was just 4 years old. His whimsical animals live in a place called Happyville—a world where everyone is cheerful, kind, and part of the “Happy Gang.” Looking through his artwork, I couldn’t help but smile. There’s something so pure and beautiful about the way he sees the world.

His mom describes him as sweet, happy, and self-sufficient, and after hearing his story and seeing his creations, I can see exactly what she means.

As Realtors, we often talk about homes, contracts, and closing dates. But the real reward is being trusted to walk alongside families during important life moments. This experience was a reminder that home is about so much more than four walls—it’s about creating a place where people can thrive, grow, and share their gifts with the world.

This is what housing market experts are saying.

Nationally, home prices are expected to keep rising over the next five years. Not at the breakneck pace we saw a few years back, but steadily.

So, where’s the confusion coming from? Some markets are seeing small price declines right now – and that’s what’s getting amplified online. But it’s not the full picture.

When you average price trends across the entire country together, prices are going up, not down. And this isn’t a crash.

And honestly, with everything in the news lately, it's easy to see where that's coming from.

No one wants to make a big financial decision at the wrong time.

But here’s the part buyers need to see.

When you look at home prices over the last several decades, data proves prices usually go up, not down.

Yes, there are a few dips in there. But they’re typically small and short-lived. So, while a few markets are seeing slight declines right now, the bigger trend is clear.

Over time, home prices almost always rise.

That’s why buying a home is generally considered a safe long-term investment (especially if you plan to live there for 5+ years).

So, try not to get too caught up in what might happen with home prices next month or next year. Focus on the bigger picture.
