Real Estate Myth Debunked: "Selling your home yourself saves money." Actual: Hold it, partner...Without an agent, homes often sell for less. This is a fact. Agents offer marketing reach, negotiation expertise, and legal know-how. FSBO can also lead to costly mistakes or longer time on market. A buyer may “save money” on the price, but without an advocate to protect their interests (remember, the seller is protecting their bottom line, always) during the transaction, they could lose in the long run.

A kitchen is fixable. A garage can be added. Lake access and dock rights are a whole different conversation. Before you start touring lake homes around Lake Wallenpaupack and other parts of the Poconos, get clear on what you actually must have versus what you just want. There is a real difference between must-haves, nice-to-haves, and "that would be cool but honestly does not matter." Knowing that before you walk through your first property keeps you from falling for the wrong house and dismissing the right one because it was missing something you could have added later. Ask me how I know. For lakefront and vacation buyers up here, the must-have list usually comes down to: water access type (private lakefront lot vs. community beach), included amenities, whether a dock is included or subject to a wait list, proximity to the water, and rental potential. Those are not things you can renovate or add later. Get your list straight before you start looking, so you are shopping with a filter and not just feelings. Dark rooms kill a cheerful, happy vibe. Bright rooms sell homes. Before every showing and before photos, open every blind, pull back every curtain, and turn on every light in the house. Make sure all bulbs work and that you are using the same color temperature throughout each room. Mismatched bulbs in a single room look bad in person and terrible in photos. If you can increase wattage in key areas, do it. Buyers walking into a bright, open home feel good about the space. This is almost free (unless you need light bulbs). There is no reason not to do it. Glenn and I went to Good Boy Charley's last night for the first time. We loved it! I had the drunken meatball parm (vodka sauce) and of course a Maker's Mark old fashioned 🥃. Glenn had a buffalo chicken wrap. Everything was delicious. Robert Tellefson was providing live music. We definitely want to go back and try some of the other things on their menu. There was a lot to choose from and it was a tough decision!
