It wasn’t one big problem. It was a series of small ones that kept showing up.This move started as a fairly simple plan.
A father buying a home in Texas while his daughter helped coordinate everything from California.
But sometimes real life and real estate collide.
And when they do, the path to closing rarely follows the timeline you expect.
There were inspection questions that needed time to sort out. Repairs that took longer than planned while everyone waited to see what would be covered.
Financing details that surfaced later in the process.
Then the closing process itself decided to throw in a few more surprises.
Nothing catastrophic.
Just enough small things stacking up that the finish line kept moving.
Meanwhile, the daughter had already made the trip to Texas. Waiting in a hotel. Life temporarily on hold while everyone worked to get the last pieces across the finish line.
Behind the scenes, it truly became a team effort.
Lender.
Title.
Transaction coordinator.
Agents in two different states.
Everyone working together to untangle each issue as it appeared. Piece by piece, the obstacles got solved.
And eventually, after a lot of patience and problem solving… Closing day finally arrived.
Moments like this are a reminder that real estate is rarely just about contracts and houses.
Sometimes it’s about helping families move through complicated seasons of life.
And doing whatever it takes to help them make it home.

When you actually look at what is happening in our local market, something very different appears.

And at the same time, other homes are sitting for months… even over a year.
Same market.
Same buyers.
Two completely different outcomes.
That is why I refuse to stay quiet about the way the housing market is being talked about.
Because the headlines make it sound simple.
But the reality on the ground is much more nuanced.
And when sellers only hear the headlines, they can start making decisions based on fear instead of facts.

I pulled the numbers from Tarrant County.
Some homes sold in one day.
Some sold over asking price.
But in that same market, there were homes sitting over a year before they finally sold.
Same market.
Same buyers.
Two completely different outcomes.
That is why I refuse to stay quiet about this.
Because when a home sits, there is almost always a reason.
And most sellers are never told the truth about what those reasons are.

I opened my Notes App today and realized something.
It’s basically a running list of how my brain works.
One note is a quote that turned into a prayer for my family.
Another is a list my counselor gave me of things to do when my nervous system is overwhelmed.
There’s a thrift store treasure hunt list.
A bucket list of things I still want to experience in this life.
Then there are the work notes.
Showing notes so my buyers can remember which house had the weird layout and which one had the great backyard.
A list of appliances, ages, and upgrades while I negotiate with vendors to get a seller’s home ready for the market.
A staging checklist so a house shows its absolute best.
And pages of notes about why I created my Lifestyle Approach Method in the first place.
Because after enough transactions you start to see what families really go through when they move.
The stress.
The emotions.
The decisions that affect their future.
So yes… my Notes App is a little chaotic 🫠
But it’s also a pretty accurate picture of my life.
Real estate.
Family.
Dreams.
Faith.
And a brain that never really shuts off.

I see this disappointment all the time in the buying and selling process.
It can feel personal.
But here’s something I’ve learned after walking through this with so many families.
Sometimes the house you were so sure about…
was never meant to be yours.
And sometimes the buyer who walks away from your home…
is simply making space for the one who will love it the way it deserves.
In the moment it feels frustrating.
But over and over again I watch the right door open…
and suddenly the disappointment makes sense.

I showed up every weekday this month… and I’m honestly really proud of that.
Because if I’m being real, keeping promises to myself has not always been my strong suit.
In my work, I will move mountains for my clients.
But personally?
It’s been a lot easier in the past to avoid the hard things than to stay consistent.
This month felt different.
I showed up even when I didn’t feel like it.
Even when I was tired.
Even when it would have been easier to skip the day.
And that’s the muscle I’m building this year… trusting myself to do what I say I’m going to do.
And yes… Facebook paid me a whole $2.50 this month 😂
Not exactly retirement money, but proof that consistency really does compound.
