🚨 PUBLIC SERVICE ANNOUNCEMENT: WIRE FRAUD ALERT 🚨

Friends, clients, and colleagues — please take a moment to read this important warning.

One of our real estate clients was recently targeted by a wire fraud scam. The client received fraudulent wiring instructions and a fake “Clear to Close” email — all appearing to come from legitimate parties involved in their transaction. Thankfully, we caught the attempt in time. 🙏

⚠️ These scammers gained access by compromising the client’s email account — NOT our office or our systems. As you can see, they grabbed my logo from the Facebook after they went into her email and saw who she was working with. Luckily for us we'd never use the same logo on our business letterhead as we do for social media. Please keep that in mind. Always contact our office if you receive an email that looks suspicious like this.

This is a critical reminder: wire fraud in real estate transactions is real and increasingly sophisticated.

💡 Here’s how to protect yourself:

ALWAYS verify wire instructions by calling your attorney directly at a known number — never rely solely on email.

If you receive anything unusual — a request to change wire instructions, a sudden “Clear to Close,” or anything that seems “off” — stop and contact your attorney and real estate agent immediately.

Enable two-factor authentication on your email accounts, especially during a real estate transaction.

Our office takes extensive precautions, but cybercriminals often target buyers and sellers directly, hoping to intercept large sums at the last minute.

Please stay vigilant, and never be afraid to double-check. We are always here to help verify and protect your transaction.

Why Timing Matters for Title Searches in Real Estate
When you're buying a property or refinancing, every dollar counts—and that includes the title search.

As real estate attorneys, we don’t order title searches prematurely because doing so can result in unnecessary costs for our clients. Title searches are essential to uncover any liens, encumbrances, or ownership issues, but they should only be ordered once key contingencies are cleared and the transaction is moving forward.

Ordering a title search too early—before contract approval, financing confirmation, or due diligence—is not only premature, it's potentially costly. We're here to protect your legal and financial interests, every step of the way.

Bottom line: Trust your attorney to time it right. Title searches are vital, but so is making sure you’re not paying for one unnecessarily.
