• Just a conversation or online form
• No documents verified
• Sellers don't take it seriously

PRE APPROVAL (strong):
• Income documents reviewed

What I'm seeing right now:
• Median home price: ~$274,000 (still 38% below national median)
• New construction inventory up — great time for buyers
• Interest rates: stabilizing
• USDA eligible areas in parts of Hidalgo County: still active

The RGV market has stayed accessible when most of the country became unaffordable. That won't last forever.

For buyers: the next 6 to 12 months may be the last window to buy at these prices before demand from border trade + UTRGV growth pushes prices up.

FHA vs Conventional — which one is actually better? 🤔

The honest answer: it depends on your credit score.

Below 620: FHA wins, no contest. Conventional isn't even available.

620 to 679: FHA still wins. Better rates at this range, more DTI flexibility.

680 to 719: Run the numbers on both. It's close.

720+: Conventional often wins — because FHA mortgage insurance NEVER cancels automatically. You'd pay it for 30 years unless you refinance.

The trap most buyers fall into: they go FHA at 650 and never refinance to conventional when they hit 20% equity. That's $100 to $150/month they keep paying for nothing.

→ Start where your credit is now.
→ Refi to conventional when you build equity + improve credit.

• Home values up 18%+ YoY in parts of south Brownsville
• New workers relocating from outside Texas
• USDA eligible areas near the base = $0 down still available

Texas has a grant that pays your down payment for you. And most RGV buyers don't know it exists. 🤯

It's called the TSAHC Home Sweet Texas grant.

Here's exactly how it works:
• 3 to 5% of your loan amount given as a grant
• NEVER has to be repaid (it's not a loan)
• Works with FHA and USDA loans
• Income limits apply (~$85k to $100k for the RGV)

Example on a $200,000 home:
3.5% FHA down payment = $7,000
TSAHC grant covers it: $7,000
Your out of pocket: $0 ✅

Teachers, nurses, first responders, veterans: there's a special "Heroes" tier with better terms.
