Here’s what I know 👇🏻

📍 Located just south of Gunter, west of Preston Rd (289), Platinum Ranch sits right in the path of northbound growth coming out of Celina.

👉🏻 And at nearly 2,000 acres…

This is currently the largest development planned in the Gunter area



📊 HERE’S WHAT’S BEEN ANNOUNCED:

• ~1,998 total acres
• Developed by Centurion American
• Mix of residential, commercial, and multi-family
• ~4,200 single-family homes planned
• ~290 villa units
• ~277 acres of mixed-use (including potential multi-family up to ~3,000 units)
• Positioned along the future Grayson County Toll Road + Marilee Rd corridor



🌳 PLANNED COMMUNITY FEATURES:

• ~223 acres of green space
• Community park + multiple amenity centers
• Existing lakes being enhanced
• Trails + open space throughout

📍 What’s Happening Near Marilee Rd & East of 289?

There’s been a lot of conversation about the land along Marilee Road east of US-289 (Preston Rd) — so here’s the clear update.

✔ What’s Confirmed

• Large-scale master planning in the Platinum Ranch corridor (~1,900+ acres) WEST of 289 Platinum Ranch - Gunter, Tx
• Infrastructure financing tools (PID / TIRZ) discussed for land north of Marilee
• Regional Marilee Road reconstruction (Preston → Dallas Pkwy) still in design phase

⏳ What’s NOT Confirmed

• No newly published construction start dates
• No traffic pattern changes announced
• No new access closures posted

📌 Bottom Line

This area is in long-range planning, not active large-scale construction.

Marilee Road reconstruction

‼️This will impact Platinum Ranch

Project: The project spans Marilee Road from Preston Road to Dallas Parkway. The project is shared with the city of Gunter, Grayson County, Collin County, city of Celina and the adjacent subdivision developers. The project will be a full depth reclamation of the existing asphalt roadway.

Update: The project is in the design phase and is finalizing additional right of way components.

* Cost: $8.7 million
* Funding source: city of Celina, other entities

📍This map shows the conceptual master plan for Platinum Ranch and how the community is planned to roll out in phases.

✔️ Yes — these areas represent Phase 1 and Phase 2
✔️ This is a concept plan, not a preliminary or final plat
✔️ It shows future intent, not construction timing

💡 Local insight:
We do already know that builders have been selected at a high level for early phases, but they’re not assigned to specific lots or sections yet. That detail comes later with preliminary and final plats. Phase 1 typically moves first because it includes the main roads and utilities; Phase 2 follows once Phase 1 infrastructure is in place and homes begin selling.

I’ll keep watching for the next real milestones — plats, builder-to-lot assignments, and infrastructure updates — and share them as soon as they’re public.

If you’ve been following Gunter growth discussions, you may have noticed different names being used for what looks like the same areas — and that can get confusing fast.

Here’s the simple explanation 👇

• Palmer Lakes and Taylor Ranch refer to the same general tract of land
• Elm Creek Ranch and Platinum Ranch are also the same area

So why the different names?

Cities and school districts often use planning or concept names when talking about long-term growth. Developers and landowners may use project or working names internally or for future phases. Same land — just different labels depending on who’s talking.

None of this means construction is starting tomorrow. These names show up most often in:
• city planning maps
• ISD growth studies
• long-range infrastructure discussions

I share this kind of info so locals can better understand what’s real, what’s future, and what’s still years out — without the hype.
