-Not only to know what you can afford, but to also strengthen your potential offer. It can be heart breaking falling in love with a home only for a stronger offer with a pre-approval beating you to the punch.

Mistake #2 Letting emotions drive your decision
-Overlooking poor home maintenance (HVAC, Roof, water heater, etc.) because you love the primary bath will come back to bite you.

Mistake #3 Not thinking about resale value
-Your first home will pay for your second home. Think about the location, school district, and desirability to others.

Mistake #4 Using all your savings for the down payment
-Unexpected expenses may arise with home ownership. Make sure you discuss all loan options with your lender and understand what amount you would be comfortable putting down.
