The appraisal is one of those steps in a real estate transaction that a lot of people hear about… but don’t always fully understand until they’re in the middle of it.

In simple terms, the appraisal is a professional estimate of a home’s value based on recent comparable sales, condition, location, and market data, completed by a licensed appraiser. The lender uses it to ensure the home can support the loan amount.

And this is where things can get interesting... If the appraisal comes in at value, things usually move forward as planned.
