New Video on YouTube:Is it better to buy new construction or existing home? What Colorado Buyers Often Miss !
A brand-new home can look like the easy button — newer systems, less maintenance, modern layouts and sometimes some pretty attractive builder incentives.

And if you're thinking about your next chapter, that can sound awfully appealing.

But when you compare new construction with an existing home here in Colorado, there are a few things that aren't nearly as obvious when you're standing inside that beautiful model home.

Things that can affect where you live, what you're actually getting for the price, what your monthly costs look like — and whether that “easier” home really makes your life easier five or ten years from now.

In this video, we're looking beyond the shiny finishes and comparing new construction vs. existing homes the way I think buyers really should: not just by price, but by the life you're trying to create next.

September in Colorado is a bit of a tease. 🍂

The calendar says fall is coming, the afternoons can still feel like summer, and before long we'll be watching the aspens change and wondering where summer went.

It's one of my favorite transitions of the year — warm days, cooler evenings and those first hints of gold starting to appear.

Of course, this is Colorado, so we could probably experience three seasons before lunch. 😉

And some people want to come home, climb the mountain a little, step onto their deck and think...

Yep. This is why I live in Colorado.

86 Yarrow Trail in Evergreen isn't going to be everyone's house — and frankly, no house should be.

But for someone looking for privacy, mountain surroundings, incredible views and a home that feels removed from everything without actually being terribly far from I-70, this one deserves a look.

September 1st always feels like a line in the sand.

Summer isn't technically over, but vacations are winding down, school is back and suddenly we start looking at the calendar a little differently.

I see the same thing in real estate.

If you've been thinking about making a move, it's easy to tell yourself, “Well, I missed spring. Maybe I should just wait until next year.”

Not necessarily.

Homes sell in September. They sell in October. They even sell when there's snow on the ground — shocking, I know. 😉

The better question isn't “Did I miss the best time to sell?”

It's “What makes sense for me now?”

Because the calendar is only one piece of a good real estate decision. Your plans, your home, your finances and what's happening in your local market matter a whole lot more.

Apparently a professional haircut can completely change your identity.

I was out walking Elton after he'd been professionally groomed when a couple of my neighbors spotted us.

Since they know I occasionally board small dogs, the husband — we'll call him John — came over to see if I had a new little visitor staying with me.

Nope. Still Elton.

And just in case there was any doubt, Elton quickly confirmed it by barking at John. 😂

John happened to be wearing a hat and glasses — something that has made Elton nervous ever since I adopted him — so apparently the haircut may have changed the packaging, but the security system is still fully operational.

My neighbors couldn't believe how different he looked.

Which leaves me with the slightly uncomfortable realization that my attempts at grooming Elton myself may not be producing quite the same results as the professionals.

Who knew? 😉

A difficult market isn't a dead market.

I had a conversation with another agent recently that got me thinking about how we talk about today's real estate market.

It's easy to fall into the headlines: The market is bad. Condos aren't selling. Townhomes are struggling. Buyers aren't buying.

But that's not the whole story.

Yes, condos and townhomes are facing some real challenges. Insurance costs have risen. HOA fees are higher in many communities. And they're often taking longer to sell than a properly priced single-family home.

But longer to sell doesn't mean they aren't selling.

And I think that's an important distinction — especially for those of us advising homeowners.

Our job isn't to repeat the latest scary soundbite. It's to understand what's actually happening in our local market and help our clients understand what it means for their particular home and their particular situation.

Sometimes that means adjusting price. Sometimes expectations. Sometimes timing. And sometimes it means having a little patience.

I've been through plenty of changing markets over the years, and I've learned that perspective matters almost as much as strategy.

The sky isn't falling. But the market has changed. And homeowners deserve someone who understands the difference.

Does anyone else feel like August went by ridiculously fast?

We're at that funny point in Colorado where it's definitely still summer — warm afternoons, evenings outside, flowers still blooming — but you can almost feel fall waiting around the corner.

I'm not quite ready to trade summer evenings for pumpkin everything just yet. 😉

National Dog Day 🐾

Whether we’ve been gone for three minutes or three hours, somehow they greet us like we’ve returned from a year-long expedition.

The puppy eyes. The wagging tails. The ones who shadow us from room to room — although Elton knows the kitchen requires particularly close supervision. 😉

They keep a watchful eye on us at home, join us on our adventures, make us laugh, and give us a kind of unconditional love that’s pretty hard to match.

Somewhere along the way, they stop being our dogs and simply become family.

And they have a way of leaving paw prints on our hearts long after the actual muddy ones have been cleaned off the floor.

Happy National Dog Day to all the dogs who make our lives better. 🐾❤️
