Christie’s Int'l Real Estate asked its advisors around the world how wealthy buyers feel this year. The first answer was havens: privacy, self-sufficiency, a world you do not have to leave.

The Upstate has been building exactly that for more than three decades, behind the gates of The Cliffs. This week’s Ledger takes the idea seriously, which means it takes the bill seriously too.

$103,000 at signing for a Full Golf membership, then $1,710 a month. And one line that is not on the club’s schedule: Greenville’s property insurance costs rose 15.8% in a year, the steepest on ICE’s national list.

The good news is a phone call. Owners who switched carriers cut their payments 6.6%. Owners who stayed paid 10.4% more.

What does six million buy on Lake Keowee? For the second Southern Escapes Home Tour, I walked a peninsula estate at The Cliffs at Keowee Springs to find out.

About 1.7 acres. An estimated 650 feet of shoreline. More than 6,300 square feet, finished in 2025, with a covered outdoor room that looks straight down the cove to the dock. It listed at $5,999,999 and sold for $6,125,000.

The obvious question about any tool like this: what happens to a house that has none of them?

Tick nothing and it tells you so, then gives you the honest fallback instead. Neighborhood architectural character, mature landscape, regional context, then the life the house makes possible that others in its price band cannot.

A buyer standing in a room asking where the beams are is worse than no beams at all.

Walked into the grand opening of our new Christie’s International Real Estate affiliate office in Charleston, fashionably late after an emergency shopping spree on King Street, only to have Christie’s Int'l Real Estate President Gavin Swartzman stop mid-speech to acknowledge my entrance. Apparently, word of my wardrobe crisis had traveled. 😂

But what he said next about my success and the relationships I’ve built across our global network meant far more than the outfit.

And apparently, I now have a reputation to uphold when it comes to making an entrance. 🥂

In 1968, Mark Rothko experienced a life-changing medical episode. His doctor told him he needed to change four things to improve his health: stop drinking, stop smoking, clean up his diet and paint nothing larger than 40 inches.

‘He did one of the four’, says art advisor Andrew Fabricant.

From 1968 until his death in 1970, Rothko made hundreds of paintings on paper, primarily under 40 inches. He personally chose a select group of these paintings to be shown and sold during his lifetime. Of these, ‘Untitled’ — with its fiery reds, pinks and slash of white — is an exceptional example. Notably, Rothko used acrylic, a newly-adopted medium in his oeuvre, which allowed him speed, freedom and layers of luminosity. The result was profound.

Realtor.com's August report puts the line into the top 10% of U.S. homes for sale at $1,200,005, down 4% from a year ago. The top 1% starts at $5,163,712.
