For the past few years, I’ve chosen to cover a few extras during the school year, things like bookbags, school supplies, and memberships or fees for after-school programs and activities.

Parents do a lot, and I never want that to be overlooked. I’m just glad I can add something extra to what they’re already doing.

OKAY! I’ve seen a lot of people talking about the sign at Roses in Kinston saying food trucks can no longer park in the parking lot.

One thing people may not realize is that with commercial property, it’s not always as simple as the store owner saying yes or no.

That parking lot is private property, and depending on how the property is set up, there could be rules in the lease, insurance requirements, zoning issues, parking agreements, or even restrictions from the actual property owner. The person managing the store may not even have the final say over who can operate in the parking lot.

There’s also a difference between letting someone park there and allowing another business to actually operate and make money from the property. Once you have a food truck selling there, you start getting into liability, customer traffic, parking, trash, permits, and who is responsible if something happens.

I don’t know exactly what happened in this situation, so I’m not saying that’s the reason. I just think this is a good example of how much goes on behind the scenes with commercial property that most people never think about.

In real estate, especially commercial real estate, it’s not only about who owns the building. You also have to know who controls the property, what the lease allows, what the property can legally be used for, and what restrictions may already be attached to it.

Sometimes what looks like a simple decision from the outside really isn’t.

But what do I know 🤔 I'm on the residential side of real estate for now.

This Greenville duplex caught my attention because it's the kind of property that gets people thinking differently about homeownership.
