Triad landlords, here’s a rental-market number worth knowing: rents average approximately $1,505 per month, and well-priced single-family homes in active areas may lease in about 20 days. 🏡

That’s a market snapshot, not a 20-day guarantee. Every property has its own story!

Rent depends on more than four walls and a “for rent” sign. Beds and baths, square footage, parking, updates, pet policies, location, and overall condition all influence what renters are willing to pay.

That’s why pricing by comparable properties matters. Looking at similar nearby homes helps you choose a rent that attracts qualified renters while protecting your investment. Pricing from real data beats throwing a number at the wall and hoping it sticks!

An offer is more than a number on a page, and the highest price isn’t automatically the best fit. 🏡

When offers come in, your listing agent helps you look at the whole picture: purchase price, financing type and lender approval, due diligence fee and period, earnest money deposit, closing and possession dates, personal property included, repair or seller-contribution requests, appraisal and financing provisions, and other contingencies.

In North Carolina, the due diligence fee is paid directly to the seller and is generally nonrefundable; earnest money is held in trust or escrow. They’re not interchangeable, so make sure you understand what each means under the offer’s terms.

Your agent can explain the terms and negotiate within your instructions, but YOU decide whether to accept, reject, or counter. We’ll help you understand the practical implications; unusual contract language may call for advice from a North Carolina real estate attorney. No pressure, just clear information so you can make the decision that fits your goals. (The fine print may be small, but your choices aren’t!)

Have questions about an offer? Let’s talk it through, step by step. 💙

Buying your first home in Greensboro? Think of it as a road map, not a maze! 🏡

Seven steps may sound like a lot… until you remember the last one comes with keys. 🔑

Here’s the countdown:

1️⃣ Review your budget and get pre-approved.
2️⃣ Choose a Greensboro real estate agent.
3️⃣ Search for homes through the MLS.
4️⃣ Make an offer and negotiate the terms.
5️⃣ Complete the inspection and appraisal.
6️⃣ Finish loan approval and prepare for closing.
7️⃣ Attend closing and receive the keys!

Simple? The process still has plenty of moving parts, but you don’t have to figure them out alone. People 1st Realty helps first-time buyers move forward with full MLS access, neighborhood insights, step-by-step guidance, and negotiation support, without the pressure.

Winston-Salem sellers are averaging about 50 days on market, and roughly 25% of listings are taking price cuts. But a price cut isn’t your only lever! 🏡

In the right situation, offering a buyer concession, such as about $6,000 toward a 2-1 interest-rate buydown, could save the buyer $10,000+ in interest over the first three years, depending on the loan amount, rate, and terms.

That can make your home more affordable to buyers without automatically slashing the list price. It may also help protect your home’s perceived value and support stronger neighborhood comparisons.

At People 1st Realty, we don’t jump straight to a price reduction. We look at the full picture, negotiate strategically, and help you compare your options, including the potential impact on your net proceeds.

Which Triad city is the best bet for investors and cash buyers right now? Let’s compare Greensboro, Winston-Salem, and High Point! 🏡📊

🏆 WINNER: Winston-Salem
Winston-Salem takes this round with a lower entry point than Greensboro, the strongest recent price growth of the three, and steady rental demand. For investors looking for rental or flip opportunities, that combination can make it a strong place to keep watching.

🥈 IN THE MIDDLE: Greensboro
Greensboro has the most inventory, which means plenty of properties to review and more options for different strategies. The tradeoff? Price points are generally higher relative to rents, so investors may need to be more selective.

🔻 LOSER THIS ROUND: High Point
High Point can offer lower-priced opportunities, with many entry points roughly in the $264,000–$284,000 range. However, it has the tightest supply and the fewest properties to choose from right now. Fewer options can make it harder to find the right rental or flip opportunity.

The takeaway: Winston-Salem wins for the best overall mix of entry point, recent growth, and rental demand. But the right choice always depends on your goals, budget, and strategy!

The median first-time homebuyer in America is now 40 years old. So if you’re in your 30s, 40s, or 50s and still renting, you are NOT late. You’re right on time. 🏡

And here’s some encouraging local news: a 2026 WalletHub analysis of 300 U.S. cities placed Winston-Salem in the top third for home-buying affordability.

Buying later can come with real advantages:
✨ More career stability
✨ A stronger credit history
✨ A clearer idea of what you actually want
✨ More savings set aside for your move

Nobody hands you a “must buy by 30” card at graduation. (If they do, it’s probably buried under the cap and gown.)

There’s no age limit on the words “welcome home.” ❤️

Whether you’re just curious, tired of renting, or wondering if buying could fit your goals, People 1st Realty is here for a friendly, no-pressure conversation. We’ll explain the process step by step and help you understand your options, without making you feel rushed.

You don’t have to have it all figured out before you reach out. Let’s chat!

🏡 TRIAD SHOWDOWN, ROUND 2 OF 5!

Which Triad city gives buyers the strongest position right now? Let’s compare Greensboro, Winston-Salem, and High Point! 👇

🏆 WINNER: GREENSBORO
With a median sale price around $289,000–$295,000, inventory is up sharply, and buyers are gaining more selection and negotiating room, especially on homes under $500,000. That can mean more choices and a little more breathing room at the negotiating table!

😬 LOSER THIS ROUND: HIGH POINT
High Point has the lowest entry price of the three, roughly $264,000–$284,000, but it also has the tightest supply. Fewer available homes means buyers may have fewer choices when searching for the right fit.

⚖️ IN THE MIDDLE: WINSTON-SALEM
Winston-Salem remains competitive and continues to lean seller-favored. It’s still a great place to buy, but buyers may need to be prepared to move quickly when the right home appears.

Every buyer’s situation is different, and local market details matter! Want help comparing neighborhoods, prices, and available homes? Reach out to People 1st Realty for friendly, step-by-step guidance. You don’t have to figure it out alone! 💙

🏡 A seller concession toward a 2-1 rate buydown may be one of the most underused perks buyers can ask for right now.

Here’s the simple version: the seller contributes money at closing to temporarily reduce your mortgage rate. Your rate may be about 2 percentage points lower in year one, 1 point lower in year two, and then return to the regular rate in year three.

That can mean noticeably lower monthly payments while you get settled into your new home, and it may cost the seller far less than making a comparable price reduction. It’s also negotiable, so it’s worth asking!

For example, depending on the loan amount and interest rate, a seller contribution of about $6,000 toward a 2-1 buydown could help a buyer save more than $10,000 in interest over the first three years. Your actual numbers will vary, and your lender can run the exact comparison.

First-time buyers and budget-conscious buyers in Winston-Salem and across the Triad: don’t be afraid to ask, “Would the seller consider a 2-1 rate buydown?”

Not sure what your payment could look like? Reach out to People 1st Realty. We’ll help you understand your options step by step, with no pressure. 💙

Landlords, security deposits come with clear responsibilities in North Carolina. A clean paper trail today can prevent a messy conversation later! 🏠📄

Under North Carolina General Statutes Chapter 42, Article 6:

• Week-to-week tenancy: maximum deposit is 2 weeks’ rent
• Month-to-month tenancy: maximum deposit is 1.5 months’ rent
• Longer tenancies: maximum deposit is 2 months’ rent

Landlords must also:

✅ Hold the deposit in a trust account or secure it with a bond
✅ Give the tenant written notice about where the deposit is held within 30 days
✅ Provide interim and final itemized accounting within the required 60-day timeframe
✅ Return the appropriate balance and explain permitted deductions
✅ Avoid charging tenants for normal wear and tear

Clear records, timely notices, and detailed accounting help protect both landlords and tenants. If you’re unsure whether a repair is damage or ordinary wear, it’s wise to pause and verify before making a deduction.

This post is for general education only, not legal advice. Landlords should confirm current requirements with qualified counsel or official North Carolina resources.

An offer is more than the price. It’s the full package! 🏡

The price gets the spotlight, while the other terms quietly do the heavy lifting. In North Carolina, pay close attention to:

• Earnest money deposit: Shows good faith and is typically held in escrow, then credited toward your purchase at closing.
• Due diligence fee: Paid directly to the seller and often credited at closing if you move forward.
• Due diligence period: A negotiated window to inspect, investigate the property, review financing and insurance, and decide whether the home is right for you. This North Carolina structure is one many first-time buyers have never encountered!
• Closing date: Make sure the timeline works for your move, lease, sale, and lender.
• Financing terms: Your loan type, down payment, interest-rate plans, and other details can affect how strong and practical the offer is.
• Seller-paid closing costs: You may be able to ask the seller to contribute toward eligible closing expenses.
• Personal property: Appliances, fixtures, and other items may or may not convey, so spell it out in the offer!

These terms are negotiable, and it’s completely normal for them to feel confusing at first. You don’t have to figure them out alone.
