Spring has traditionally been the strongest selling season in real estate, and that trend is continuing here in the Triad.

The real estate market in 27265 has definitely shifted over the last two years — but not necessarily in a negative way.

What we’re seeing now is a move back toward a more balanced market:

• Home values are still increasing, just at a healthier pace
• Buyers have more inventory and a little more time to make decisions
• Negotiation and strategy matter again
• Sellers are facing more competition, making preparation and pricing even more important

For many buyers, especially first-time buyers and move-up buyers, this market can actually create more opportunity and less pressure than we saw in 2021-2022.

At the same time, North Carolina continues to lead the country in inbound migration, and the Triad remains attractive because of affordability, job growth, and quality of life. That continued demand is helping support our local market even as conditions normalize.

The biggest takeaway: this is no longer a market where “one strategy fits all.” Success depends on understanding the current conditions, timing, pricing, and local trends.
