🍂 Thomasville is a Triad market I think deserves a little more attention.

When buyers start looking for affordability, Thomasville can sometimes get overlooked in favor of High Point, Greensboro or Winston-Salem.

But if getting more home for your money is a priority, it’s worth taking a closer look.

Home prices remain relatively affordable compared with many surrounding areas, and well-priced homes are still moving. Add in Thomasville’s location — close enough to High Point, Greensboro and Winston-Salem for an easy commute — and there’s a lot to like.

For buyers hoping to make a move before the holidays, fall can be an especially interesting time to look. There can be less competition than during the busier spring and summer months, while sellers who are serious about moving may be more open to negotiating.

For sellers, fall isn't necessarily the season to hit pause.

The current High Point numbers are worth paying attention to.

As of September, High Point has approximately 482 active listings, up 20.3% year over year. At the same time, the median listing price is approximately $295,000, up 5.3%, and median days on market is 50 days, down 8% from a year ago. Homes are selling at approximately 99% of asking price.

In 27265, the median listing price is approximately $359,000, with a median of 46 days on market and a 99% sale-to-list ratio.

What stands out to me isn't simply that prices are holding up.

It's that competition has increased.

For a seller, that makes preparation and pricing more important than simply picking a season. A home that is positioned correctly can still attract buyers, but today's market gives buyers more opportunities to compare.

So if you've been considering a move and thinking, “We'll probably wait until spring,” I'd encourage you to look at the numbers for your specific neighborhood and price range first.

Fall may or may not be the right time for your particular home — but it's definitely worth having the conversation before automatically waiting another six months.
