There’s something pretty special about helping someone go from “Where do we even start?” to “We got the keys!” 🔑🏡

Last November, Sarah attended our UNC Homebuying Where To Start class with Brad Inhulsen, Realtor and me. Like many first-time buyers, she had questions about credit, payments, down payment options, and what buying a home would actually look like.

Last week, Sarah & Nick officially became homeowners! 🎉

One of my favorite parts of this job is helping people feel comfortable enough to take that first step. Buying your first home can feel overwhelming, but with a good plan and the right team, it absolutely can happen.

Sarah & Nick were amazing to work with throughout the process — patient, thoughtful, and excited every step of the way. So happy for them as they start this new chapter together!

Why Experience Matters — Staying Calm When the Timeline Changes

This closing was a reminder that not every transaction follows a straight path.

Jessica and her family faced multiple challenges during their homebuying journey — competing offers, a short sale transaction, delayed responses, and having to push closing back more than once. There were definitely moments where things felt uncertain.

But this is where experience, communication, and persistence matter.

Sometimes the biggest value we bring is helping clients stay informed, focused, and calm while continuing to problem solve behind the scenes. In the end, teamwork and patience got us to the closing table. 🏡

One of the best parts of this transaction was being able to utilize the CHFA First Generation program, which provided a $25,000 grant to help make homeownership possible for their family. Programs like this truly create opportunities and change lives.

Huge thank you to Troy Garcia for his hard work and communication throughout the process, along with Ilde Dominguez as listing agent and Bri Ford at Heritage Title for helping us get this one across the finish line.

𝗙𝗲𝗱 𝗪𝗲𝗲𝗸 𝗶𝘀 𝗵𝗲𝗿𝗲!

Rates dipped to 6.35% last week — the lowest in almost a year. 🙌 Refinances are up, purchases are up, and buyer power is growing.

The Fed meets 𝗧𝘂𝗲𝘀𝗱𝗮𝘆 & 𝗪𝗲𝗱𝗻𝗲𝘀𝗱𝗮𝘆, with a 0.25% cut expected. We'll be watching to see how it plays out for mortgage rates.
