After 2 Years of Searching, We Found the One — Officially Under Contract

This wasn’t something that popped up online. Through my network, we were able to identify and secure the perfect off market opportunity that checked all the boxes.

You asked for it… and here it is!

Here’s the down low on Nevada County’s Down Payment Assistance Program—offering up to $50,000 to qualified buyers.

Yep… $50K.

This is a huge opportunity for buyers who can handle the monthly payment but need a little help getting in the door. Funds can be used toward your down payment and closing costs, which can mean very little out of pocket to get into a home.

A few things to keep in mind:

Not just for first-time buyers—but you can’t currently own a home

There are income limits based on household size

It’s a deferred loan at 3% interest with no monthly payments

You don’t pay it back until you sell, transfer, or hit the 30-year mark

You do need to be a Nevada County resident and complete a homebuyer course

Now here’s the catch—there are only 11 spots available, and it’s first come, first served.

And on the contract side, you’ll want at least a 30-day escrow—45 days is safer—to give the county time to do their thing.

Closed in just 11 days on market 🔥

This one hits different.

Back in July 2025, my wife and I were driving by what looked like a vacant home and pulled over to grab the address. As we did, a car pulled in—it was the owners. We introduced ourselves, got a tour, and immediately saw the opportunity, along with the reality.

This home needed a lot—and when I say a lot, I mean everything. Double lot, ~3,450 sq ft, pool house, 29,000-gallon pool… all of it needed work.

But we saw the potential. And the location sealed it—30 seconds from Memorial Park off Gold Hill.

This was right in our wheelhouse.

Three days later, we were under contract 🤝

We went all in on due diligence—home, roof, septic, electrical, plumbing, and termite—to get a clear picture of what we were stepping into. It was a lot, but we knew what we were signing up for.

Over the next nine months, we got to work 🛠️
New roof and gutters, full repipe, new windows, flooring throughout, repaired siding, full interior and exterior paint, completely rebuilt kitchen and bathrooms, microcement showers, tiled bath floors, resurfaced pool, new concrete walkways and patios, and cleared over 10,000 pounds of green waste and multiple trees.

No shortcuts. Just consistent work, problem solving, and staying in it until it was done right.

And in the end, it all paid off.

We priced the property competitively and received multiple aggressive offers over asking, with strong terms and short timelines. That gave us the ability to be selective and choose the best overall fit.

We passed this home on to an awesome local family upgrading into a space where their three kids can grow up and make lasting memories 🏡

That’s what it’s all about.

I had the opportunity to be the buyer, the seller, and the agent on this one. Not always easy, but definitely rewarding.
