📈 Mesa County Real Estate Market: April 2025 Update 🏡
The numbers are in, and April brought some notable shifts in our local market compared to March:
✅ Inventory Increased
Listings jumped from 550 in March to 599 in April – a 9% month-over-month increase, giving buyers more options and sellers more competition.
✅ Homes Selling Faster
Average Days on Market dropped from 88 in March to 84 in April, showing improved buyer activity and stronger market momentum.
✅ Sales Activity Ramped Up
Closed sales increased from 259 to 294, a solid 13.5% boost—a strong indicator of growing buyer confidence heading into spring.
🔻 Sellers, Take Note
We did see a drop in median list price ($437,400 → $395,500) and median sales price ($401,450 → $393,750). With rising inventory, pricing right and preparing your home well is more important than ever.
