Take a tour of Christmas lights on me!

I have taken over 130 photos of the most interesting homes in Grand Forks and East Grand Forks that are decorated for Christmas!
The list is detailed below.
This year I have partnered with the Circle of Friends Animal Shelter in a friendly house-decorating competition called "Deck the Homes to Find Fur-Ever Homes". The campaign details can be found at the Circle of Friends Animal Shelter on Facebook. I will award cash prizes of $300, $200 and $100 to the top three home decorators that get the most donations from the public to help homeless pets find their Fur-Ever homes. Plus, Shawn Horn of Crary Real Estate has offered to match $500 raised as has the Crary Real Estate brokerage. Please help spread the news of this fundraiser on your social media! Merry Christmas!

I was concerned that a house I recently showed in the far southend of Grand Forks potentially had the same problems as the house next door, which I had shown when it was for sale six years ago. It had notable water damage to the foundation and concrete flat work along with resultant mold issues. Fortunately, there was no issues that way with the house I showed as it was built up higher from the water table and had better surface runoff.
The point: My 46 years of institutional knowledge, along with my prior home construction experience - regarding housing details and the surrounding environment can add value for my buyer-clients.

This sale to Veriena and Bob is particularly gratifying: Forty-six years ago, in June of 1978, Bob was the sales manager who got me into real estate as an agent at a company called Valley Park Real Estate. I am pleased to be part of helping them buy their latest home.

THERE IS A LOT OF MONEY STILL ON THE TABLE from ND for seniors and the disabled!

In a comment at my real estate blog today a representative at the ND Tax Department told me $53,000,000 has been allocated by the ND state legislature for this program. So far only about $16,000,000 has been claimed or about 30%!

The state legislature waived the asset limit this year. The deadline is officially March 31, 2024 but by posting “abatement” in their search bar they can still get it. In fact, they can go back and be rebated for 2022 and 2023 - which do have $42000 income and $500,000 asset limits.

The ND Tax department says 1340 claims have been filed in Grand Forks county for 2024. I roughly estimate over 1000 more households could avail themselves of this opportunity!

Offering step-by-step online help with
The North Dakota PRIMARY RESIDENCE CREDIT Program

North Dakota homeowners with an approved application from the North Dakota Tax Commissioner’s office may receive up to a $500 credit against their 2024 state property tax obligation thru the Primary Residence Credit (PRC) program.

The online process to fill out the application is fairly intuitive. However, if you want, I have created and posted step-by-step directions to help complete the form at: www.grandforkshomes.net/prc .

Get started with your application at www.tax.nd.gov/prc .

To be eligible for the credit, you must own a home (house, mobile home, town home, duplex, or condo) in North Dakota, and reside in it as your primary residence.
Applications are due by March 31, 2024.
There are NO age restrictions or income limitations for this credit.
Only one Primary Residence Credit is available per household.

Well worth doing!
