This home was listed in 2024 for $270,000 — and it didn’t sell.

The seller was frustrated and stuck. The home needed work, and selling as-is would have barely allowed him to break even.

Life is a series of ups and downs, and I find myself trying to climb. It’s been a few dark months and they don’t get any brighter but I know it is up to me to light my torch.

Some things I am learning as I get the torch and head out the tunnel.

- Don’t wait for positive changes; proactively create them. Don’t wait, Act now.
- Make time for enjoyable activities, even if they aren’t necessary. Begin with behavior, then think.
- Gradually expand your comfort zone by intentionally facing your fears. Don’t avoid mistakes.
- Embracing positive emotions provides clarity and perspective on stressors. Find a place for joy.
- Focus on the most valuable and enjoyable things instead of trying to do everything. It’s all a matter of priorities.
- Keep a journal of your destructive behaviors and track their causes and consequences. Reflection as a tool.
I am the light in this darkness.

Another Monday down, and ONLY ONE more to go for the New Year.

I just finished a seminar, and was asked why was I pressed on ADVISING they buy NOW.

Background info needed to understand my why behind that advise: Most of attendees, are looking for closing costs assistance and are looking to sell it in 3-4 years as most are military.

This advise DOES NOT apply to all as I am a firm believer that not everyone’s scenario and path in life is the same!

I said, “If you are looking to get closing costs covered, THIS is the time to Buy as the Feds have already stated they are dropping the rates. What do you think that means for you? To keep it simple, that drop in rates will skyrocket home prices and sellers will not be worrying about offers as supply is still low in most markets MEANING that more than likely we are back to multiple bidding offers and no closing costs assistance.

But IF YOU BOUGHT NOW, I would do something like this. I buy with today’s rate and possibly get closing costs (some or all) covered. I wait to see peak low, in which the feds have said 3x to 6x drops so maybe I do a STREAMLINE or CASH OUT REFI then. Not only do I get an EQUITY CHECK out when I Refi, but I get a lower interest rate and I bought the house at its LOWEST PRICE! Not only do you get both benefits, but now you’ve built equity and have that low interest rate you said you ‘WERE WAITING FOR’.

Happy Humpday!

As time has passed, a lot of things have happened. I know last you all heard from me I was training for a marathon. So here is a little throwback on a Wednesday!

Here are some photos of it! Raul and I got to run it together and test out what we were made off. It was tough and quite frankly, one of the hardest things I’ve done.

It has been a few months since, but my legs are still recovering. I got to make memories with my wife and daughter alongside my best friend and his family.

This marathon would’ve never happened without the support of my wife. 16 weeks of long exhausting days were I was not only on base with military life, but working on real estate business and leaving for hours to RUN and RUN. Thank you for being my biggest cheerleader. I love you!
