Most land listings give you dirt and a view. This one gives you a lot more to work with.
Christmas Ranch sits on Scenic Highway 77 in Gila County, just north of the old Christmas mining district. It's 120 acres across two parcels, one on each side of the highway, with over half a mile of combined frontage.
Here's what's already on the land. There are two homes (1,763 and 1,800 sq ft), both in need of repair, and the price already accounts for that. There's a 1,600 sq ft building that has operated as a convenience store and as a church, with the surrounding grounds used as an RV park. There are working cattle and horse corrals, a registered well with a well house, and Dripping Springs wash through the northern section.
The asking price is $300,000, roughly $2,500 an acre, against recent corridor sales of $5,000 to $18,000 an acre. It's sold as-is, so the repair needs are known up front.
