With the tight inventory market, all-cash offers were all the rage for a while. But did you know there's another option gaining popularity? It's called delayed financing, and it's definitely worth knowing about! πŸ‘πŸ“£

Basically, delayed financing is when a buyer pays all cash for a property and then takes out a mortgage within six months to pull out some of that money. The source of the cash has to be the buyer's own funds, and the property can be any type of occupancy. Plus, there can be no other liens used to acquire or currently on the property.

So why is delayed financing so important now?

As of February 2023, you have to own a property for 12 months before you can take cash out. But with delayed financing, you can access your equity six months sooner. πŸ’° It’s still a good time to buy and I can help you get there. Let’s talk about your options! πŸ“²
