🚨 HUGE NEWS FOR VETERAN HOMEBUYERS (AND SELLERS!) 🚨

If you are a Veteran, working with a Veteran, or selling a home... you need to know about these massive changes to VA home loans!

For years, VA loans got a bad rap for overly strict appraisal rules that caused unnecessary delays. Sellers were sometimes hesitant, and deals got held up over minor repairs.

Say goodbye to the red tape! 👋 The VA has officially relaxed several major requirements to make the process smoother, faster, and more common-sense:
✅ Peeling Paint: On homes built after 1978, minor peeling paint is no longer an automatic deal-killer!
✅ Sheds & Outbuildings: Minor wear and tear on detached structures won't hold up the closing on the main house.
✅ Fewer Redundant Rules: Outdated radon and unvented fireplace requirements have been streamlined.
✅ NO MORE VA BUILDER IDs! 🏗️ The VA officially eliminated the requirement for builders to hold a specific "VA Builder ID." This removes a massive administrative hurdle and makes buying new construction with a VA loan SO much easier!

A big Happy birthday and congratulations to my incredible client!

This wonderful couple came to me with a goal for a successful future in mind and many ideas on how to get there. Buy a flip and build the equity, start an investment portfolio...we sat and went through options and yesterday closed on their perfect match.

I'm so proud to have gotten to work with these two. They have incredible heads on their shoulders and are on a path for success for sure. Their preparation, open mindedness, trust, and incredible teamwork brought this deal to the closing table WEEKS ahead of schedule. And to top it all off, we walked into closing and he said "I can't believe how little of a check I had to bring..." 🥂

To top it off, he gets to wake up in his first home on his birthday. What a great week 🏠 🧁
