In a tracked segment of Phoenix homes priced below $1 million, available listings increased from 1,885 in January to 2,364 entering September. August sales averaged 66 days on the market, with buyers paying approximately $7,433 below asking price. That suggests opportunities to negotiate, depending on the property.
Scottsdale: A slower Summer after an active Spring.
Among tracked Scottsdale homes priced below $1.5 million, monthly sales declined from 420 in March to 251 in August. Average marketing time increased from 66 to 83 days. For sellers, thoughtful pricing and presentation matter; for buyers, there may be more time to evaluate options. These figures describe a specific price segment, not Scottsdale’s entire luxury market.
