The most significant discounts are showing up in Florida and Texas, with average sale prices nearly 5% under list. Compare that to the recent past: just 25% of homes are now selling above asking, down from 55% in 2022. Mortgage payments dipped by 0.9%, though there's a chance we could see those payments climb again soon. Homes are now taking a median of 25 days to go pending, and 27.1% of listings have seen price cuts, signaling a subtle shift in seller strategies. USA: Why 2026 Forecasts Are All Over the Map
It’s no wonder 2026 housing forecasts are all over the map—depending on who you ask, home prices could rise by about 4% this year, or as little as 1% nationwide. For buyers and sellers alike, this isn’t just a numbers game. With consumer inflation hovering near 4% in mid-Q2, even small differences in price appreciation can impact whether your investment keeps pace with rising costs, or if your purchasing power slips.

What’s behind the slower growth? Buyers are feeling the pinch, more homes are coming on the market, new construction is ramping up, and fewer investors are jumping in as borrowing remains expensive. In fact, the 30-year fixed mortgage averaged in the mid-6% range in early Q3—and many experts project those rates to stay in the low-to-mid-6% through 2026. We’re even seeing national rents expected to dip about 1%.

For first-time homebuyers, the decision is especially personal: do you wait in hopes of lower rates and potential price relief, or move forward now and consider refinancing down the line? As someone who’s guided buyers and sellers through shifting markets since 2003, I know there’s no one-size-fits-all answer—only what’s right for your own goals and timeline.

US Home Prices Rose in Q2
As someone who’s worked with buyers and sellers in both Upstate New York and the Carolinas for over a decade, I’m always tracking the latest shifts in our national and regional housing markets. In Q2 2026, buyers remained active, even as home prices climbed in 184 out of 230 US metro areas. The national median for single-family homes reached $434,900, a 1.5% increase from last year.

Here’s a quick snapshot of regional pricing: the Northeast saw values rise 3.8% to $547,200, and the Midwest was close behind, up 3.6% to $340,800. The South—where I focus much of my work—grew 1% to $380,000, while the West edged down 0.8% to $637,900. Sales picked up in most regions, with the South leading thanks to strong job growth, while the Northeast felt the effects of slower hiring and quicker price appreciation.

Quarterly, median prices increased 0.5%. The typical monthly mortgage payment landed at $2,199—up $219 from last quarter, but actually down $52 compared to a year ago. Families put about 23.8% of their income toward mortgage payments this quarter, up from 21.8% previously. Notably, while starter-home prices dropped year-over-year, payments still rose by $214 from last quarter.

One factor that’s often underestimated? The impact of local school ratings on home values. Properties near top-rated schools consistently command a premium—sometimes selling for 10% to 50% more, and in some cases, up to 135% higher than homes in neighboring areas. High-quality schools don’t just enhance educational opportunities—they also contribute to safer neighborhoods and better amenities, all of which play into stronger property values.
