✔️ Most economists expect rates to gradually move lower throughout 2026, possibly dipping into the mid-5% range by the end of the year.

✔️ Forecasts suggest mortgage rates will average about 6.3% in 2026, easing affordability compared to 2025.

👉 What this means: Buyers who waited on the sidelines are starting to re-enter the market as affordability slowly improves.

Locally here in Maryland, we are still seeing a low inventory environment, which continues to support home values.

✔️ The average Maryland home value is around $420K+, with homes going pending in about 30 days.
