THE RICE GROUP WEEKLY REAL ESTATE NEWS September 14, 2026.

The DFW market is changing but it’s not as simple as “buyers’ market” or “sellers’ market.

”Here’s what I’m watching this week: Fewer homes are available. DFW active listings were down about 4.4% from last year. Prices are holding fairly steady.

The median list price is around $425,000. Homes are taking their time. Properties are averaging about 58 days on the market. Mortgage rates are back near 7%. That’s keeping some buyers on the sidelines but it can also create opportunities for buyers who are prepared and negotiating.

This is a market where strategy matters more than ever. Buyers need to know how to negotiate, and sellers need to price and market their home correctly from day one.
