We Buy homes-Cash, No Repairs, No Inspections, No Appraisals. ABOUT 'SENIOR SOLUTIONS & BABY BOOMER LIFESTYLES'

If you or a family member are looking for a Realtor at this stage of your life, make sure you choose a Seniors Real Estate Specialists® or SRES® designee. They are REALTORS® qualified to address the needs of home buyers and sellers age 50+. By earning the SRES® Designation, they have demonstrated the necessary knowledge and expertise to counsel clients age 50+ through major financial and lifestyle transitions in relocating, refinancing, or selling the family home. "I decided to become a SRES® because of the hardship I experienced helping my mother, during her early stages of Alzheimer's. My mother did not want to move from her home which made the transition for her (and me) more complicated and difficult. However, I managed to move her in with me, while having an estate sale for her. Due to Medicare restrictions, selling mom’s home was not the best option for her, so I leased it. Later, I helped her find an Independent Living Community, and staged her new apartment with just the necessities and the things she loves that made her feel ‘At Home.’

After becoming her Guardian, I realized how much I DIDN’T KNOW about this stage of life. Like myself, many of my clients are Baby Boomers, and have parents who are Seniors. Many are downsizing, some are moving into Active Adult 55+ Communities and their parents are moving into Independent Living, Assisted Living and Memory Care Communities. Many changes must be made in our latter years that require knowledge regarding the laws, benefits and options available. Now, with the knowledge I have gained from all my SRES classes and seminars, I have confidence I can help others decide what to do in their specific circumstances, and help them if they no longer want to be a homeowner.”

As always if you enjoy the various news, articles, offers, contests and nostalgia we offer, please share with your friends and family and ‘Like’ and ‘Follow’ this page. " I'm writing this for two main reasons.

1. Our Family has gone through a difficult time. Losing the last parent, and being faced with losing my Moms home, but this home my grandfather built in 1949. Very sentimental and happy memories for 5 generations. Geni Manning has been a very important part of our family since childhood. When we told her about the state wanting restitution for medical purposes in the amour of $73.445.15, hard amount to forget while going through the roughest part of your life, Geni immediately jumped in and took over with love and care the situation we were facing. Working with Geni is like an angel at work. She knew exactly what we needed to do and how to start. She walked us through the steps and even staged our happy little home. Within the first week we had staging done, a profile on the home, and showcased photos. When the home was listed, within the first two days we were blown away at the response we received. Geni said it's fabulous what's happening and I'm going to work so hard on making this experience as smooth and helpful and pleasing as possible. I'm going to get you more than we asked for. I believe this will happen. Truly, I believed it too. This special home that has seen so much love was going to get a wonderful family. I prayed hard for this. Well, to come to a conclusion, our home sold for so much more than we could imagine. We are forever blessed with our special agent, friend, and to me an angel sent to be in our lives. Geni Manning is a hard working, passionate, caring individual who will make your story of selling or buying a true blessing. Thank You Geni for allowing me to express my personal feelings on behalf of my family and myself."

Is money received from the sale of inherited property considered taxable income?

Generally, yes. The gross proceeds from the sale of inherited property are included in gross income when considering the need to file. If there’s a filing requirement, report the sale on Schedule D (Form 1040), Capital Gains and Losses and/or Form 8949, Sales and Other Dispositions of Capital Assets:

To determine if the sale of inherited property is taxable, you must first determine your basis in the property. The basis of property inherited from a decedent is generally one of the following:

The fair market value (FMV) of the property on the date of the decedent's death (whether or not the executor of the estate files an estate tax return (Form 706, United States Estate (and Generation-Skipping Transfer) Tax Return).

The FMV of the property on the alternate valuation date, but only if the executor of the estate files an estate tax return (Form 706) and elects to use the alternate valuation on that return.

If you sell the property for more than your basis, you have a taxable gain.

For information on how to report the sale on Schedule D, see Publication 550, Investment Income and Expenses.

For information on the FMV of inherited property on the date of the decedent’s death, contact the executor of the decedent’s estate.

In 2015, Congress passed a law that, in certain circumstances, requires the recipient’s basis in certain inherited property to be consistent with the value of the property as finally determined for Federal estate tax purposes.

If you receive a Schedule A to Form 8971 from an executor of an estate or other person required to file an estate tax return, you may be required to report a basis consistent with the estate tax value of the property.

For more information, see Publication 559, Survivors, Executors, and Administrators.

If you or your spouse gave the property to the decedent within one year before the decedent's death, see Publication 551, Basis of Assets.

An accuracy-related penalty may apply if an individual reporting the sale of certain inherited property uses a basis in excess of that property’s final value for Federal estate tax purposes. See Notice 2016-27.

Inherited property can come with a lot of questions—especially when it comes to taxes. If you’ve inherited a home and are considering selling it, don’t navigate the process alone.

As a Certified Probate Expert (CPE) with four decades of real estate experience, I can help you understand the real estate side of the process and connect you with the right professionals for the tax and legal questions.

If you're over 65, the day you crossed that line, you became legally exempt from a whole stack of bills and taxes most people keep paying for years — because the agencies that collect them will never call to tell you to stop. Being legally exempt and actually not paying are two different things, and the only bridge between them is knowing which form to file.

In this video Sarah walks through five bills and taxes Americans 65 and older can legally stop, lower, or freeze — including the brand-new senior deduction almost nobody is claiming yet — plus a few bonus moves for homeowners with real assets. On each one we tell you exactly who it helps most and the single call or form that claims it.

No Will, Minor Heir—Now What?

What happens when an inherited property involves a minor heir? Blair explains why having a minor beneficiary can delay the sale of an inherited property and what legal steps may need to be completed before the transaction can move forward.

I sure hope and pray I never come down with this. I intend to stay brilliantly smart and sassy for the rest of my life. But IF I do ever get dementia this is what I’d request while I’m thinking clearly now:

**If I ever get dementia, I’d like my family to hang this wish list up on the wall where I live. I want them to remember these things.**

1. Every time you enter the room announce yourself. “Hi- it’s ………...” NEVER ask- Do you know who I am??? That causes anxiety.

2. If I get dementia, I want my friends and family to embrace my reality. 🌸 Carers included.

3. If I think my dead friend is still alive, or if I think we’re visiting my parents for dinner, let me believe those things. I’ll be much happier for it.❤️

4. If I get dementia, don’t argue with me about what is true for me versus what is true for you.👍🏽❤️👍🏽

5. If I get dementia, and I am not sure who you are, do not take it personally. My timeline is confusing to me.👍🏽👍🏽👍🏽

6. If I get dementia and can no longer use utensils, do not start feeding me. Instead, switch me to a finger-food diet, and see if I can still feed myself.❤️🥰❤️🥰

7. If I get dementia, and I am sad or anxious, hold my hand and listen. Do not tell me that my feelings are unfounded.

8. If I get dementia, I don’t want to be treated like a child. Talk to me like the adult that I am. ❤️

9. If I get dementia, I still want to enjoy the things that I’ve always enjoyed. Help me find a way to exercise, read, and visit with friends. ❤️

10. If I get dementia, ask me to tell you a story from my past.

11. If I get dementia, and I become agitated, take the time to figure out what is bothering me. ❤️

12. If I get dementia, treat me the way that you would want to be treated. ❤️

13. If I get dementia, make sure that there are plenty of snacks for me in the house. Even now if I don’t eat I get angry, and if I have dementia, I may have trouble explaining what I need.❤️

14. If I get dementia, don’t talk about me as if I’m not in the room.👍🏽

15. If I get dementia, don’t feel guilty if you cannot care for me 24 hours a day, 7 days a week. It’s not your fault, and you’ve done your best. Find someone who can help you, or choose a great new place for me to live.👍🏽

16. If I get dementia, and I live in a dementia care community, please visit me often.❤️

17. If I get dementia, don’t act frustrated if I mix up names, events, or places. Take a deep breath. It’s not my fault.👍🏽

18. If I get dementia, make sure I always have my favorite music playing within earshot.❤️❤️❤️

19. If I get dementia, and I like to pick up items and carry them around, help me return those items to their original place.👍🏽

20. If I get dementia, don’t exclude me from parties and family gatherings.❤️

21. If I get dementia, know that I still like receiving hugs and plenty of laughing ❤️🥰❤️

22. If I get dementia, remember that I am still the person you know and love.”🌼❤️

In honor of someone you know or knew who has dementia. In Honor of all those I know and love and lost who are fighting Dementia/Alzheimer’s.

Someone once said if you take care of someone with dementia, you lose them more and more every day. When they get the diagnosis, when they go through different stages, when they need treatment, and when they pass away.

This is called "the longest goodbye ". As the brain slowly dies, they change physically and eventually forget who their loved ones are. They could end up lying in bed, not moving and not eating or drinking.

There will be people who will scroll past this post because
dementia has not touched them. They may not know what it's like to have a loved one who has battled or is still battling dementia.

If you would like to raise awareness of this cruel disease, hold your finger on the post to copy and paste to your timeline.
