If you've thought about selling, the first question is usually: what will we get for it?
That used to be the right question.
37% of sellers now say their biggest fear is time on market, up from 30% a few months ago.
A lowball offer stings. But at least someone walked through the door.
If selling is on your radar, start the conversation earlier than you think.

The homes selling well right now are the ones where the work started before the sign went in the yard.

After getting in contract, I was able to negotiate the price to be $25,000 below list price (795k) favoring my 1st time homebuyers. This does not only help them with their mortgage payment, but it also helps them with their property taxes every year because they are getting the home now for 770k.

After meeting my client a few months ago, because I was referred to them by my last clients that I sold the home to in Pleasanton. I was able to get them in contract after negotiating with the listing agent and sellers a few times and to be firm on where we stand on pricewise.

They understood, we spoke again and now we are in contract. My first time homebuyers are very happy. Looking to close in 25 days or less.

After negotiating with the listing agent for 45 minutes, I was able to get my clients in contract $50,000 below list price. With strong terms, I will be able to close this deal in 15 days or less. This is my second rodeo with them after finding them a house a few years ago in Hayward.
