What a morning in Freeport!

Thank you to everyone who joined us Saturday for the Freeport Maine Energy Forum: HOME ENERGY SOLUTIONS & OPPORTUNITIES. The room was full of engaged neighbors asking great questions and we could not be more grateful to the speakers, partners and community members who made it possible.

Thank you to our keynote speaker Representative Melanie Sachs for ME for setting the stage with such a clear and grounded overview of where Maine stands on energy transition and what we can do to support our neighbors that are facing tough choices between heat and other essentials.

Thank you to our panelists Nate Cronauer of Maine Solar Solutions, Alan Caron of ClimateWork Maine, Scott Libby of Royal River Heat Pumps, Bob Stevens, Andy Meyer of Efficiency Maine and Mika Heming of retrofitMAINE/passivhausMAINE for sharing your time and expertise so generously.

Thank you to our partners Freeport Climate Action Now, passivhausMAINE and venue partner Freeport Community Services for making this event possible.

Thank you to our event sponsor Acadia Insulation and to Maine Community Power, Efficiency Maine and WindowDressers for staffing resource tables.

And thank you to Jonas Werner for keeping the morning moving and to Tom Pierce and the FCTV3 Town of Freeport team for recording the event. Replay video will be available soon at freeportenergyforum.org and on the Town's youtube channel.

The Times Record staff writer Paul Bagnall covered next Saturday's Freeport Energy Forum and we couldn't be more excited to share it.

As Naomi Beal, executive director of passivehausMAINE, stated, the goal is simple: "What we would love to see is for the general public to feel some real empowerment about what they can do to their own homes to increase efficiency and decrease costs."

That's exactly why Balsam Realty is proud to partner with passivhausMAINE and Freeport Climate Action Now to bring this free community event to you this Saturday, March 14, 9 AM–12 PM at Freeport Community Services, 53 Depot Street in Freeport.

Come connect with local experts from Royal River Heat Pumps, Maine Solar Solutions, retrofitMAINE, Efficiency Maine, and more.

Hear a keynote from Maine Rep. Melanie Sachs for ME, chair of the Legislature's Energy, Utilities & Technology Committee. And as Andy Meyer of Efficiency Maine put it, while homeowners don't control the price of energy, "they can control how much energy and what type of energy they can use."

This event is free, and net proceeds and all donations collected go to Freeport Community Services to support neighbors in need with food & fuel. Thank you to our sponsor Acadia Insulation.

January 2026 Casco Bay Real Estate Market Report is live.

More listings are coming to market across Freeport and greater Casco Bay, the pace of sales has slowed seasonally and buyer demand remains steady but thoughtful.

Prices are holding, homes are still selling close to asking price and strategy matters more than it did a year ago.

If you are thinking about buying or selling in 2026, this is a useful snapshot of where the market is right now and where it may be heading next.

For nearly two decades, Maine’s population hovered around 1.3 million. In 2024, it climbed close to 1.4 million, and last year, it officially surpassed that mark, growing about 0.5% year over year.

New census data analyzed by the Maine State Economist shows this growth is largely driven by net migration. Maine ranked first in New England and seventh nationally for net migration, with about 7,400 people moving here from other states last year.

While international migration slowed in 2025, domestic migration more than made up the difference. At the same time, Maine was one of 17 states to experience natural population decline, with more deaths than births—making in-migration an especially significant factor in the state’s growth.

Town of Freeport Project Update: 45 Depot Street, Downtown Freeport Maine

The proposed condominium project from Domus LLC at 45 Depot Street has received conditional approval from Freeport’s Project Review Board, advancing the project through the town’s development review process.

Based on the project plans submitted to the Town of Freeport, key details include:

• 45 ownership units total, including 34 one bedroom units and 11 two bedroom units with lofted sleeping areas
• Four stories plus loft level on top floor, with density achieved vertically rather than through expanded site coverage while staying within the town's approved height limit for Depot street
• One bedroom units generally range from approximately 486 to 524 square feet, reflecting a smaller footprint often associated with workforce priced ownership, without income or deed restrictions
• Every unit includes outdoor access, either via a balcony or a ground level patio
• Large, triple glazed windows and individual heat pump systems specified throughout the building
• Redevelopment of an mostly paved parking lot in the downtown village center

Project is targeted to begin in Spring 2026 with an approximate 14-month construction timeline. The PRB approval is conditional, with remaining items to be addressed before final permitting.

We track local development proposals and planning decisions throughout Freeport and will continue to share clear, fact based updates as this project moves forward.

New ADU Resource for Maine Homeowners

The Greater Portland Council of Governments just launched an excellent one‑stop guide to help property owners explore Accessory Dwelling Units (ADUs) — whether you’re thinking about adding a backyard cottage, converting a garage, or creating space for family or rental income. The site includes a helpful interactive tool so you can check what might be possible on your property and walk through the process step by step or reach out to the local permit office.

https://MaineADUguide.org

Accessory Dwelling Units are being encouraged statewide as part of efforts to expand housing options and make it easier for homeowners to build flexible, practical living space right in their community.

When we moved to Freeport in 2003, we chose a home with an in-law apartment, not just for space, but for shared life. It became the setting for a multigenerational household where we raised our kids with a grandparent, and where now our children can come home again. ADUs offer that kind of flexibility: a way to care for aging parents, welcome adult children back to Maine, or simply create more room for connection in the places we love.
