Whether you are looking to buy or sell in the City of Fredericksburg, Stafford County, Spotsylvania County, King George County, Caroline County, Orange County, or the Town of Colonial Beach, keeping a pulse on the local market helps you make the smartest decisions for your family.

**What the Numbers Mean for You:**

Buyers have more options than they did a year ago. Active listings are up **26% year over year**, while new listings are up **11%**, giving buyers more inventory and more opportunities to find the right home without feeling as much pressure to move immediately.

At the same time, home prices continue to hold steady. The median home price reached **$499,900, up 2% from last year**. While the overall market remains relatively stable, local trends vary significantly by area. The City of Fredericksburg saw a **27% increase** in median price, while King George County was down **18%** and Caroline County was down **2%**.

Homes are spending an average of **31 days on the market**, which is **11% higher than last year**. That, combined with **3.3 months of inventory—up 22% year over year—** points to a market where buyers have more time and choices to evaluate their options.
