One of the underrated perks of living downtown? We don’t have to leave our dogs at home.

Fredericksburg has quietly become incredibly dog friendly. From patios to shops that welcome pups with water bowls and treats, there are so many spots that truly embrace the full family.

As downtown residents, we see it all the time. Dogs are part of daily life here. And businesses have leaned into that in a way that feels authentic, not performative.

Stop looking at the kitchen.

When I walk a showing with you, the fresh paint and new cabinets do not distract me. I am hunting for the five red flags that actually cost you money:

Heavy artificial scents, usually covering something.
Ceiling stains that point to a roof or plumbing leak.
Patchy fresh paint in one odd spot.
Cracks near the doors and windows.
Poor drainage around the foundation.

A lot of our homes near Old Town carry real age and character, which I love, but it means you want eyes that know what to look for.
