Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

Closing day! 🎉

This transaction was smooth from the very beginning. It was under contract in under a week, no hiccups, and smooth through the repair period.

Almost too smooth...👀

Less than 24 hrs before closing, the buyer's title company was unable to close on time. It was going to be a 3 week delay. So, we pivoted. The other agent was pretty savvy as well and together we switched title companies and worked through a solution that benefited both the buyer and seller and we closed 2 days later!

A huge thank you to Chapman and Rosenthal Title! Estate sales can be difficult to navigate, but they got us there! Thank you!
